Hill View Farmhouse the price includes one hot tub (2nd hot tub available to hire) is a perfect location for a celebration, getaway with friends and family. The Farmhouse is a wonderful light and airy open plan self catering property sleeping up top to 19 guests in 5 spacious bedrooms with 3 bathrooms in private gardens of just under 2 acres with far reaching views. The property boasts a open plan living room /dinning room/kitchen with separate utility room.

This stylish 3,000 sq ft Farmhouse boasts panoramic views over stunning countryside yet is within easy reach of 3 fabulous pubs.
The Farmhouse is situated just 6 miles north of the stunning, affluent Georgian town of Stamford noted for its fine restaurants, ancient inns, boutique shops and fine architecture often used as a backdrop for filming many period dramas including Pride and Prejudice and Middlemarch.
The property is in a private location and with no immediate neighbours lends itself to live band music, karaoke and with no curfew in place the party ends when you want it to, making it the perfect place to celebrate. Its fabulous 40ft open plan kitchen diner with seating for 20 means its the ideal place for all guests to socialise together in one very large space. The log burner situated in the kitchen/lounge making it the perfect place to relax and unwind.
There is outside table tennis and football goals provided in the back garden. The football goals are 6 feet by 4 feet and set within the 1/4 grass paddock making it a perfect size for all ages to play football or other sporting activities.
The open plan feel and French doors opening out onto the large patio with night lighting and quality seating for all guests brings the outdoors in, allowing everyone to enjoy the stunning views the BBQ area, Huge Hot tub [which is freshly set up and ready to use straightaway ] and quality outdoor table tennis.
The paddock /meadow directly in front of the house is another great space for other activities /games
The property has parking for all the guests and internet access.
A 10 minute drive from the Farmhouse is Rutland water offering a range of leisure activities such as sailing, climbing, raft building and cycling. There is also a small beach. Rutland water also has an award winning aqua park.
The Farmhouse is situated in the middle of the country just of the A1, it is approximately 1 hr drive from North London making it easily accessible for all guests coming from all directions.
Kitchen/Lounge
The kitchen/lounge is open plan 40ft in length. This room contains a wood burner. The kitchen over looks the patio and towards views over open countryside.
There is dinning tables and chairs for all 20 guests. There is a break fast bar which looks towards the log burner and lounge seating. The lounge contains sofas from multi York. This rooms offers the opportunity for all guests to socialise and party together.

Additional Free standing fridge in utility room.
Belfast sink.

Has 1 double bed plus 3 single beds there is also space for a a fold out bed.
Adjacent to this bedroom is a shower room etc.
This is on the ground floor and would be ideal for those with limited mobility,

1 Double size bed plus 2 single beds – this bedroom has an en-suite bathroom and space for 1 fold out bed.
Bedroom 3
1 double bed. space for travel cot.
Bedroom 4
Double size bed plus 1 single bed.
Bedroom 5
2 double beds and 1 single bed.
There is another bathroom in between these bedrooms.
