It's a small place. The owner is very friendly, helpful and honest. As a female solo traveler I felt safe there. There is a big wardrobe in the room for all your things, a dresser, nice big mirrors in the room and some more downstairs. You can cook at the kitchen and store things in the fridge. Also, you can use the washing machine for an small extra fee. It's quiet in the house at night, although there are traffic noises coming in through the open window. But no one stops you from closing it then :) The supermarket is a bit away, you need to walk about 7-10 minutes to the closest one. Lots of buses going to the centre of the city from the stop, about 3-4 minutes walk from there. The bathroom is on the first floor and the rooms are on the second. The staircase is winding and a bit creaky. I needed help carrying my suitcase up, and the owner helped me. The botanical garden is across the street, definitely recommend seeing it. A beautiful walk, lots of unusual plants, and there's a museum of botany there with free audio guides in Russian, English or Armenian. The zoo is also not too far. It's worth visiting. If you love animals, it will be a lot of fun! Also saw that the water park is close by, too, but haven't had the time for that.

The ceiling in the room where I was staying needs some cleaning, but it's ok for a few days stay.
