Two additional bedrooms are located upstairs and share a bathroom in the hallway.

Fresh bed linen, air conditioning and clothes storage are provided throughout.

Al Habtoor Polo Resort & Club facilities are separate from the residential community amenities. Resort restaurants may be visited on a walk-in basis, while access to other Resort facilities is subject to the Resort’s own availability, access requirements and applicable charges.

Community and Resort facilities are independently managed and may occasionally be subject to maintenance, temporary closure, access restrictions or operational changes.

Al Habtoor Polo Resort & Club Residences is set within Wadi Al Safa 5, Dubailand, offering a peaceful gated community surrounded by landscaped greenery, open polo fields and distinctive equestrian surroundings.

Away from Dubai’s busier high-rise districts, the area has a quieter residential feel with wide roads, open spaces and 24/7 community security, making it especially well suited to families, groups and longer stays.

The polo grounds and landscaped surroundings give the community a unique resort-style atmosphere, with walking areas and plenty of greenery throughout.

Dining and café options are available within Al Habtoor Polo Resort and the surrounding area, while everyday conveniences including supermarkets, pharmacies, cafés and retail shops are within a short drive.

Dubai Silicon Oasis and Academic City are also nearby, with Downtown Dubai and other major areas easily accessible by car.



Getting Around:

The easiest way to get around from Al Habtoor Polo Resort is by private car, taxi, Careem or Uber.

• The villa has parking for up to 2 cars, with additional street parking available.

• Taxis and ride-hailing services can pick up and drop off within the community.

• Supermarkets, pharmacies, cafés and everyday conveniences are within a short drive.

• Dubai Silicon Oasis and Academic City are nearby.

• Downtown Dubai, Business Bay, Dubai Mall and Dubai International Airport are easily accessible by car.

Because the community is set within Dubailand, a private car or ride-hailing service is generally the most convenient option for getting around.

Travel times may vary depending on traffic and time of day.



Other Things to Note:

Check-in is conducted in person, so please share your approximate arrival time with us in advance to ensure a smooth arrival.

Community registration must be completed at least 24 hours before check-in. Please ensure all requested guest information and identification documents are provided in advance so access can be arranged.

Check-in is available from 4:00 PM until midnight. Arrivals after midnight require advance arrangement and are subject to an additional charge.

• Additional mid-stay cleaning and other requests can be arranged at an extra charge.

• Standard check-out time is 11:00 AM. Late check-out is subject to availability and an additional charge.

• Last-minute extensions may incur additional charges if scheduled cleaning needs to be cancelled or rearranged.

• Please return all community access cards at check-out. Lost or unreturned cards are subject to a replacement fee of AED 1,000 per card.

• Please note that this is a privately managed holiday home within the Al Habtoor Polo Resort residential community, not a hotel room.

Community amenities and Al Habtoor Polo Resort & Club facilities are independently managed and may be subject to availability, maintenance, access requirements and operational changes.



Before arrival, guests must choose one of the following damage-protection options:

* An AED 5,000 refundable security deposit, refunded after check-out following the property inspection, provided no damage or missing items are identified; or

* Non-refundable Damage Insurance at AED 40 / €10 per night.

Guests will select and complete their preferred option through the secure online guest portal after booking. The selected option must be completed before check-in instructions are issued.

Any excess is charged to the guest.
