Enjoy a spacious open living room with a plush sectional sofa, 60” Android Smart TV, and dining area perfect for gathering and relaxing. The home’s “railroad-style” layout flows north to south, with each bedroom featuring a full-size bed and soft linens for restful sleep.
🍳 Fully Equipped Kitchen
Cook with ease using stainless-steel appliances, a full cookware set, microwave, toaster, coffee maker, and dinnerware for up to nine guests. Essential supplies like cooking oil, salt, and basic seasonings are also provided.
🧺 Laundry & Essentials
You’ll have a private, in-unit washer and dryer conveniently located near the kitchen, along with detergent and cleaning supplies for your stay.

The home features a mini-split climate system managed by a Cielo Smart Thermostat, making it easy to control heating and cooling for the entire unit.
Please note that this is a single-zone system, meaning all rooms must be set to the same mode (e.g., cool, heat, or fan) to function properly. Individual room temperatures can still vary slightly based on your preference, but keeping the same mode across all units prevents system errors.

Street parking is available near the property, along with two nearby open lots:

• Southwest corner of the Street
All parking is first come, first serve — no reserved spaces.
Please do not park in the lot next to the house, as it is privately owned. Vehicles parked there risk being blocked or towed at the guest’s expense.

Our block is lively, family-oriented, and proud of its community. During warm months, neighbors may host block parties with music and street closures using official permits and yellow caution tape (as per Philadelphia city code).
If this happens during your stay:
• You may need to park on nearby blocks until the event ends.
• All permitted events must end by 8:30 PM and restore full street access.
These celebrations reflect authentic Philly life — feel free to enjoy the friendly atmosphere!
🔒 Security & Monitoring
For guest safety, the property features exterior and hallway security cameras that record video and audio around entrances and shared areas only — never in private spaces.
🧰 Maintenance Access
If a maintenance issue arises (plumbing, electrical, etc.), our team may need temporary access. We’ll always provide notice beforehand, except in true emergencies requiring immediate attention.
Guest Access:

Guests have full, private access to the entire apartment — including all three bedrooms, two bathrooms, kitchen, living area, and laundry space.
🔑 Self Check-In
We offer convenient self check-in for all guests. Access codes will be provided on the day of your arrival after all required check-in steps are completed.
If prerequisites are not met, access codes cannot be released.
🤝 In-Person Check-In (Optional)
If you prefer an in-person check-in, we’re happy to arrange it with advance notice.
Please note that if additional staff are needed, a small service fee will apply — we only charge what we pay our team, with no markup.
🧳 Early Check-In or Luggage Drop-Off
We understand travel schedules can vary. Early check-in or luggage storage can sometimes be arranged depending on staff availability.
As with in-person check-ins, any staffing costs are passed through at cost only.

Our block is family-oriented and known for its strong sense of community. From time to time, neighbors may host small outdoor gatherings or block events — these are friendly and respectful, but we appreciate your understanding if there’s a bit of music or laughter drifting through.
🎉 Neighborhood Block Parties & Street Access
Our block occasionally hosts community block parties, during which a portion of the street may be temporarily closed using yellow caution tape and the official permits per Philadelphia code.
If this happens during your stay, please be aware:
• Street access may be limited for vehicles, but you’ll still be able to park on one of the surrounding blocks while the event is underway.
• The city requires permitted block parties to end no later than 8:30 p.m., after which street access is restored.
We provide this information upfront so you’re fully aware in advance and there’s no misunderstanding or last-minute issue with a booking cancellation.

This is a strictly no-smoking environment — indoors, outdoors, and shared areas. This includes cigarettes, cigars, vaping devices, hookahs, incense, and marijuana.
🕓 Early Check-In or Luggage Drop-Off
We do our best to accommodate early check-ins or luggage storage upon request. If staffing is required, we only charge what we pay our team — no additional markups or hidden fees.
