➤ Exceeding maximum occupancy is not permitted.
➤ Only registered guests are allowed on the property—no unapproved visitors.
➤ No third-party bookings (must book under your own account).

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.
➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
➤ The cleaning fee for the mandatory mid-stay clean will be collected through Airbnb resolutions
➤ This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
● Please note that a $75 Pet fee will be applied per pet.
● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy
● No more than 1 dog, no larger than 40 pounds
● Pets are not allowed on furniture & please clean up after your pets

Host was very easy to reach. The place was very nice with newly remodeled kitchen and bath. Parking was easy, located behind the building. You could hear the people upstairs walking around late at night or early in the morning But other than that it was very quiet. Perfect location, Overton Square down the street. Cooper Young arts and entertainment district nearby. 5 min drive to Rhodes which is what we were there for. Less than that for the zoo. I would stay there again without hesitation.
