Honeycomb cottage is a charming, stone built 3 storey home with a spacious but cosy feel. Situated on the banks of the River Tay and close to Perth, Edinburgh and St Andrews, Newburgh is the perfect spot to explore the picturesque coastline and Fife's many attractions including Championship golf courses at Gleneagles & St Andrews. The outdoor enthusiasts will love this property as it has an outhouse for the safe storage of bikes and wet weather kit. The upper floor has stunning views over the River Tay. There are a host of activities on your doorstep fishing, golfing, motor racing and sky diving. There are also stunning walks, rolling countryside, Munro's, a waterfall at Maspie Den, Falkland & Scone Palaces 15 minutes' drive and quiet corners for those who prefer a more relaxing stay.
The cottage is newly refurbished to a high standard in 2022 and has all you need for a comfortable stay, including Delongi coffee machine, Kitchen maid smoothie maker / blender, small pool table, telescope to sky gaze, Netflix, and Wi-Fi.
The space
Honeycomb cottage is nestled just off Newburgh High Street on Clinton Street which is an access road only for the 8 properties, it is a quiet, cosy retreat which has acres of space for all the family or guests. There is an open plan kitchen/dining area with a dining table and chairs for 8, a stylish lounge. The second floor has a large double bedroom with single sofa bed, A second bedroom which can have twin beds or a super king bed and a family bathroom with bath, shower and dressing table. The stairs to upper floor lead you to the third bedroom which can have twin beds or a super king, it also has a small pool table and a tripod telescope to take advantage of the amazing views across the Tay. A second bathroom on this floor has a bath, separate shower. There is also a small, enclosed courtyard to the rear and beyond a garden and patio area.
Shops and amenities are all within walking distance and there are transport links to Perth, Edinburgh and St Andrews.
The house has central heating which will come on automatically via a timer however there is always plenty of hot water and heating can be turned off or on by guests to suit their personal preference.
The lounge has 2 x 3-seater sofas, a canvas beanbag, upholstered puff and cute animal stools for the children and a trendy cocktail trolley for the adults. A wall mounted 50” smart TV with Netflix, Sky, Amazon Prime and Disney+. There is also Wi-Fi and a selection of board games, books provided along with a football and rugby ball for those family trips to the park.
The kitchen is well equipped for those who want to cook and there is a microwave, kettle, toaster and Delongi coffee machine, Kitchen Maid blender, Habitat dinner service, fridge with ice box, pans and pyrex. There is also a washing machine available for guest use.
The bathrooms have complimentary toiletries and towels are provided.
The double bedroom is a beautiful room with quality blue bed linen, comfortable sprung mattress, single sofa bed, lamp, phone charger and alarm clock.
The second bedroom has twin beds or a super king (as requested) with comfortable sprung mattresses, lamp, alarm clock, phone charger.
The third bedroom has twin beds or a super king (as requested) with comfortable sprung mattresses, alarm clock, phone charger. It also has a small pool table and tripod telescope for night sky gazing.
All bedding and towels are provided. Beds are fitted with mattress and pillow protectors. We provide eco friendly toiletries, washing up liquid and laundry detergent. There is also an iron, ironing board and hairdryer provided.
The village has its own distillery! Just a 10-minute walk away and you will find yourself at the award winning Lindores Abbey Distillery. Live music, whisky tasting, gin, distillery tours, beautiful cheese boards are just a few of the features! East Port café and Jamesfield Farm shop are also local. 5 minutes’ drive away to the next village over and you can get excellent food from Abernethy’s Crees Inn pub or Clootie McToot Dumplings Café.
