Beachview Rentals is proud to introduce this two-story home in Newport Beach, newly launched on December 30th, 2025, and now accepting bookings for stays beginning January 15th, 2026!

Situated on the coveted Balboa Peninsula just one house from the sand, this 4BR/2.5BA two-story residence offers the ultimate coastal retreat with seamless indoor-outdoor living and multiple inviting gathering spaces. Ideally located steps from Balboa Beach and within walking distance to the Balboa Pavilion, Peninsula Park, and the iconic Balboa Pier, this Newport Beach home blends relaxed beach living with everyday convenience.

LIVING & DINING AREAS:
The main living and dining spaces are located on the ground floor, where an open-concept layout seamlessly connects the living room, dining area, and kitchen. The living area features a plush sectional sofa and flat-screen TV, creating a comfortable space to relax, while the dining area offers seating for four for casual meals and shared moments. French doors open directly to the front patio, allowing for effortless indoor-outdoor living and coastal breezes throughout the space.

BEDROOMS:
- Primary Bedroom (second floor): King-size bed, flat-screen TV, gas fireplace, dedicated workspace, and sliding glass doors opening to the second-floor deck, with a private en-suite bathroom
- Guest Room 1 (second floor): Queen-size bed
- Guest Room 2 (second floor): Twin-over-full bunk bed, ideal for flexible sleeping arrangements
- Guest Room 3 (second floor): Twin-size bed

BATHROOMS:

OUTDOOR SPACES:
Outdoor living is thoughtfully spread across multiple levels, beginning with the ground-floor front patio, which features seating for eight and a BBQ grill. Upstairs, the second-floor deck offers comfortable seating and charming city views, while the rooftop deck provides an elevated retreat with four Adirondack chairs and partial ocean views—ideal for relaxing at sunset.

KITCHEN & AMENITIES:
The kitchen is located on the ground floor and is fully equipped with dishes, utensils, cookware, and bakeware, along with a full range of major and small appliances. A breakfast nook with bench seating and additional barstool seating for four creates a casual dining space, with French doors providing direct access to the front patio. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Laundry facilities are located on the second floor in the hall closet for guest use. Guests will need to provide their own laundry supplies.

Parking: Two designated parking spaces are available in the three-car garage (right and center spaces), best suited for small to mid-size vehicles. General street parking, both metered and unmetered, is also available for larger vehicles. Garage dimensions: 75" H x 188" W x 17' L.

Pets: Dogs are considered with restrictions. Number of pets, size, and breed limitations apply. All pet arrangements must be approved in advance through our office, and a non-refundable pet fee will be required.

Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.
