- Utility room with washing machine and tumble dryer – available on request

- Travel cot and highchair available on request

- Stairgates at the top and bottom of the stairs

- Main living area has full-sized pool table, tabletop football, a pinball machine, cinema surround sound and karaoke with microphones

- Gaming area with games consoles: Nintendo Wii, PS2, Xbox One and 1 Xbox 360

- 75-inch Smart TV and additional 2 X 55-inch Smart TVs with Netflix, Sky, Sky Sports

- Selection of games

- Indoor private bar with bar seating, pool table, dartboard, 55-inch TV with Sky Sports, projector screen with Sky Sports and a selection of party games

- Outside is a fully secluded large patio garden which has a large selection of mature shrubs and trees - there is also an enclosed patio area, safe for small children, with an anchor point for bicycles

- Two private hot tubs

- Further outdoor facilities include 2 decorative outdoor bar areas with 55-inch TV with Sky, bluetooth speakers, outdoor table tennis, BBQ area, a fire pit, an outdoor wood burner, plenty of seating for all the party and an unfenced pond with fish (children to be supervised at all times)

- Bicycles, kayaks, surfboards and paddleboards can be stored in the enclosed patio area

- A private chef can be arranged upon request - advance booking is essential, and the owner will be happy to provide further details

- Tours and tastings at a local brewery, located just a 10 minute walk away, can be arranged upon request and subject to availability

- Stag and hen parties welcome

- In consideration of neighbouring properties, all outdoor facilities will be switched off at 11:00pm

- Private parking for 7 cars

- For security purposes there is a Ring doorbell and Ring cameras in operation at this property covering the following areas: front door and back door

- Please note – the wood burner in the lounge is a feature only and not for use by guests

- Please note – there is an EV charger available on request - £100 deposit payable to the owner prior to arrival. £0.55 per KWH – linked to a separate meter and a meter reading will be taken before and after stay, with the balance returned (under no circumstances may electric vehicles be charged using any domestic sockets at the property)
