Cozy new Apartment in Hot Springs, AR.

No animals of any kind. Please don’t bring any type of animal on this property, as I don’t want the next guest to have allergies to said animal. No smoking inside at all, if you are smoke inside the property at all you will be charged a $500 fee. You’re more than welcome to smoke outside on porch, please don’t throw cigarette butts in yard, there is an ashtray sitting on handrail. You can have access to front yard and side yard. Please don’t enter into any of the gated areas, as this is a duplex and those areas are reserved for the other apartment. There is a dumpster at the end of driveway for trash if you need to get rid of some while you’re staying. There are Salt,Pepper, and basic seasonings in the red cupboard. I also have all pots, pans, spoons, forks, Knives, and utensils. Air fryer, Microwave, dishwasher, and Washer Dryer combo with tide pods and dishwasher pods. Also has hair dryer, Iron, and Ironing board. There is a first aid kit under the kitchen sink next to fire extinguisher. I will provide complementary bottled water, Sugar, Coffee Mate, and Coffee Pods for your stay, please only use bottled water in coffee pot “located in red cupboard”. The Toilet has a Bidet that heats and air dries for extra comfort. Also this is a duplex, so occasionally there will be people staying in the attached portion of the duplex, the walls are insulated, but the house isn’t on a slab so you could possibly here foot steps or noise from the other apartment, please don’t do jumping jacks or any type of banging on the walls. I’ve never had a complaint as of yet. If you hear anything after 9:00pm at night, please bring it to my attention and I’ll address it accordingly. This property has basic WIFI and normal internet as long as all you’re doing is watching movies and YouTube videos you won’t have a problem. If you’re a gamer that requires high speed internet, this location can’t support that. I do have cameras mounted on all exterior entry points on this property, they’re there for your safety and mine, please don’t block them, move them, or unplug them, I have several rental properties with cameras and trust me I don’t spend my time watching people on these cameras so don’t think I’m spying on you, so please just act like they don’t exist. No parties of any kind. No loud music after 9:00 at night, the closest neighbor Is over a football field away, but please respect the people in the other apartment that’s attached. There’s a Harps grocery store 1.5 miles away from this property. I want you to enjoy your stay and have a relaxing time at this property, please don’t hesitate to reach out with any questions.
