We respectfully request that guests take off their shoes in the back lobby when entering the house and use socks or slippers .
The space
This unique farmhouse property in mid Tipperary has its own gated entrance and driveway, well maintained gardens, lawns and access to 70 acre wetland.
There is a kitchen/dining room, sitting room with wood burning stove and tv, and opposite the hall is front room with bookshelves, sofa and armchair and second tv downstairs.
All bed linen and towels are supplied . Upstairs sleeps 6 and downstairs 4 pax. Four double/twin bedrooms sleeping 8 guests in total, Master bedroom is ensuite with Super-King sized bed, second with King bed and shower ensuite, third with twin beds and bathroom opposite, fourth is on the ground floor and has German twin beds in a wooden frame and is ensuite. A small porch area can be used as a reading area or single bedroom for person (9th bed ) with a divan bed ,lamp side table and twin partial glazed doors for access up a 4" step.
There is a shower/toilet also on the ground floor with electric shower. A fold up bed is available also with bed linen which can be placed in the second sitting room for the 10th person but has to be requested in advance.
Large kitchen /dining room with antique table for up to 10 px. Patio doors to well maintained extensive patio and garden with garden furniture supplied, also a fish pond and fountain. Two sitting rooms one with wood-burning stove. Two TVs with 5 Local channels and Netflix subscription for guests use. Free wifi. House is on a large farm. Guests have free access to a picturesque wetland with walking opportunities. A large trampoline is onsite. There is a basketball net on the wall of the house.Table tennis table in its own shed with lights.
Guest access
The house and gardens are for guests use. We are 7 miles from the M8, 2 miles from town, close to an excellent golf course, and famous ancient sights such as The Rock of Cashel. Dublin by train is 1 hour and 15 minutes away. A day trip by train is really doable and also indeed by car. Thurles Race-track and Semple Stadium for GAA games are but minutes away.
Other things to note
The fields have electric fences around the edges. Please keep away from electric fences. Please be sure to close all gates behind you even if you only intend going a short time. The cattle are curious and will trot towards any empty space! Special care is needed with young children as there is a pond.
