✦There is keyless entry to the home which a code will be provided to you after you book with us.

✦Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

✦ Please note there is a $50 fee for pets - this requires a more extensive clean for the next guest. You are responsible for cleaning after your pets (both inside and outside). We will request reimbursement for any damaged furniture or sheets.

✦We have an exterior camera facing the front of the apartment.

✦ Profiles that are brand new with no prior reviews are required to pay a $500 damage deposit to our discretion prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

✦Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be canceled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

✦No local bookings are allowed without review and approval from the host.

Please do not open the locked owner’s closet or kitchen cabinet — these are not for guest use.

✦The neighborhood is diverse and evolving; you may encounter a visible homeless population
✦Windows are sealed due to historic preservation; some guests notice faint building odors
✦Elevators may occasionally require maintenance
✦Refunds are not issued for noise, scent, or urban activity
✦Texas heat and bugs (spiders, roaches etc.) are real — the building is professionally treated, but occasional sightings may occur

We want your stay to be easy, comfortable, and stress-free. Please keep these helpful details in mind before arrival:

House Rules

1) Both smoking and drugs are strictly prohibited in and around the property. Parties and gatherings are strictly prohibited.

2) If we find any cigarette or marijuana ash found within the home or if you are seen smoking inside the building, we will be collecting a minimum of $1000 fee.

3) Please do not rearrange our furniture and keep it clean before you leave.

4) Please be respectful of our neighbors and keep noise to a minimum after 10:00 PM.

5) Take shoes off before entering the property.

6) Pets are permitted based on their size; please notify us in advance and disclose your intention to bring a pet to prevent any potential cancellation. An additional cleaning fee per pet applies as follows:

- Stays of 1 to 4 nights: $25 per night per pet
- Stays of 5 to 29 nights: $200 per pet
- Stays of 30 nights or longer: $300 per pet

7) No unregistered guests or visitors allowed. The maximum property capacity is 8 people.

8) Ensure all doors are locked and windows are closed when you leave the property.

9) Parents must not leave children unsupervised and are fully responsible for their safety at all times.

10) Report any damages and/or breakages immediately.

11) No eating or drinking in the bedrooms.

12) Turn off any electronics/lights when you leave the house.

13) A late checkout fee of $50 will be applied to anyone that leaves the property at 11:30 or later on day of checkout.

The neighborhood is central and lively, typical of downtown areas. You may notice a visible unhoused population, but rest assured the building is secure with 24/7 surveillance and a police/security presence across the street at City Hall.

Décor and furnishings may vary slightly from listing photos.

Pool and gym access may occasionally be paused for maintenance.
