GUEST RULES, SAFETY & AMENITIES
➤NO smoking of any kind inside the house and on the decks/patios. Any violation of this policy requires guest to pay a $1000 Ozone Fee per occurrence.
➤Intimate Parties are allowed, but different rates and rules apply. Please contact us in advance.
➤Parking: Ample space available.
➤Pool & Spa: For your safety, food and glass are strictly prohibited in the water. We recommend guests refrain from hot tub use if pregnant or consuming alcohol. Use of all amenities is at your own risk.
➤Security: To ensure total peace of mind, the manor’s exterior is monitored by a Ring doorbell and floodlight camera( above garage). For guest safety, a camera also monitors the pool perimeter, though it is never used to observe guests directly and is not actively monitored during your stay. All recordings are securely stored and deleted post-departure in strict adherence to platform privacy policies and applicable local , state and federal regulations.
➤Travel Protection: We highly recommend purchasing travel insurance to protect against unforeseen weather or changes in plans.
➤Country Living & Harmless Visitors:
As we are nestled in the heart of the Kentucky countryside, you may encounter seasonal ladybugs or other native insects during your stay. While we maintain a rigorous and monthly professional pest treatments, our expert team confirms that these harmless visitors are a natural part of the rural landscape and can never be 100% eliminated, especially during seasonal shifts. These insects are completely safe and a standard part of authentic Bluegrass living, and we appreciate your understanding of our beautiful rural setting.
➤To comply with insurance requirements, guests are required to complete ID verification and sign a rental agreement. Must be completed in 72 hours of booking confirmation to avoid cancellation

• Guests under 18 are not permitted in the hot tubs without constant adult supervision.
• You must shower before entering hot tub
• No glass in or around hot tub
• Consult your physician before entering hot tub
• No lifeguard on duty. Enter at your own risk
• Turn lights off and cover hot tub when done. Clips must be attached or lid will blow off.
• No sunscreen, self tanner, sweat, or any creams can be on your body when entering hot tub
• if you don't follow these rules and hot tub must be drained you will be charged $250 for drain and clean.

Fantastic property with all of the amenities! This was the perfect place to call home base during our bourbon trail trip. Everyone was more than comfortable during the stay. The house host was very communicative and responsive. The house was entertainment ready and we all wish we had an extra day planned in our stay to simply enjoy the house and all it had to offer. Perfect gathering spot that had ample community space for ultimate relaxation. The fully finished and well appointed basement game room was such an awesome space for our group. We had a blast. Thank you to our host!!

Host was responsive quickly. Home was a great reunion home with plenty of amenities to help keep everyone occupied. For our large group, we loved the two dishwashers in the kitchen. Laundry room was great too. We thank you for having us in your lovely home.

This house was amazing!!! Had it for a guys weekend in bourbon country and everyone having their own bed was amazing. The house is perfect for hosting large groups. The host was extremely communicative and was able to answer any question I had almost immediately

The house was very well maintained and had everything needed to have a great time. Plenty of space for everyone to enjoy their time there. Basement is a bit cold but that is to be expected in the winter. Definitely would come back in the warmer months.
