The outside setting is a pure Tuscan postcard, with a fully fenced garden, ideal for relaxing, reading, or letting children play safely, there is a private swimming pool with sun loungers and umbrellas for shade, and open views over the rolling countryside; there is also a shaded pergola with a dining table, perfect for long lunches and sunset dinners, complete the property a private parking.

At the ground floor there is a bright and spacious living room with large glass doors, sweeping countryside views, and a beautiful stone fireplace and dining table; A fully equipped kitchen featuring wooden beams, local details, and everything you need to enjoy home-cooked meals; complete the floor a double bedroom and a bathroom wish shower:
an internal staircase leads to the first floor (please note that the internal staircase leading to the two bedrooms on the first floor has no railing, therefore children up to 12 years of age must be constantly supervised). This floor features two additional double bedroom and a bathroom with shower.
There is air conditioning in the living area and in the upstairs bedrooms to ensures a cool and comfortable stay during the summer months.

Neighborhood and distances:
The house is located in the open countryside, in a very quiet and panoramic area, about 12 km from Cortona; for this reason, the car is essential for any journey.
The nearest small grocery store is located in Montecchio del Loto, where there is also a pharmacy, bar and bakery. The closest and best served town center is Camucia–Cortona, where all the main services are located: supermarkets, ATMs, etc. The villa is located along a very panoramic road, surrounded by numerous wineries.

Rental Roles:
Check in: from 15:00 checkout: by 9:30 am.

Security deposit (Refundable):
€ 300,00, to be given upon arrival, it will be returned before departure less any charge in case of damage.

Additional Expenses:
Tourist tax Euro 8.00 per person per night for first 4 nights (children under 12 are exempt)
Late check in after 6PM until 11.00PM Euro 50.00 (check in later than 11.00PM must be organized and may require additional fees)
