The villa is located in a quaint neighborhood close to Ikebukuro. It's lovely new construction and the home and appliances look brand new. Common area on 2nd floor, its all very compact and small but can be cozy. Small washing machine but no dryer, you gotta hang it on the patio - very Tokyo local vibes. Reached out to the property because i was experiencing some issues, they were very communicative and responded quickly. But they email you ALOT! I recieved about 10 emails in about 3 days. This villa might be good for backpackers or young adults, maybe not for season travelers looking for ease and comfort. The neighborhood is amazing, delicious restaurants within walking distance and even conbini & supermarkets and u could cook for urself with the appliances they provide. I can see this being great for young adults exploring Tokyo suburbs, while being a 10 min walk from the bustling Ikebukuro. Immersive experience, no tourists, affordable, adorable and close to the station.

There are 3 floors and it is quite small and narrow, it was difficult to bring our luggage up 2 flights of stairs into the rooms to the 3rd floor; There was also no space for us to put our luggage/clothes, keep it open or unpack the clothes anywhere (no drawers or shelves, but that's common for Tokyo - they just provide hangers as usual). My standards for cleanliness are high and looking at the property through the eyes that it has been "professionally cleaned" didn't pass the test for me. Bathtub was clogged up a bit, so there was soap scum/residue in the tub. There was hair and dust in lots of places around the house, under the couch there was a huge spill it was sticky and you could tell it was old. One of the biggest issues was that bathroom and toilet are located on the first floor, so if ur sleeping on the 3rd floor and need to use the bathroom, u gotta walk down 2 flights. There is only one bedroom on 1st floor next to toilet and bath. Deal breaker for me was the mattresses were not that comfortable. Mattresses on 1st floor (2 twins arranged side by side) were very hard and u could feel every metal spring, my mom was really uncomfortable there. I tried sleeping on the "sofa bed" and it was extremely uncomfortable - it had a huge metal bar in the middle and the cushions were all worn out and flattened. When I opened it up into "sofa bed mode" it tipped over as soon as i laid down and collapsed back to sofa form, was not able to use it. My family was really uncomfortable and we ended up booking a hotel and left after one night. It did not work out for our family. We weighed our options and decided it was best to cancel and take the hit financially. I requested a cancellation as per the booking.com options, but they never responded; i emailed they said no can do - which is fine, i understand.
