Smoking or vaping of any kind is not permitted. If there is a smoke smell or signs of smoking following a guest’s departure, a home recovery fee of $500 will be charged. If lingering smoke causes the next guest to cancel their stay, the cost of the cancelled reservation will be charged. If smoking outdoors, please extinguish and throw all cigarette butts in the trash bin in the garage. Please do not leave cigarette butts in any indoor trash bins.
NO PARTIES OR EVENTS
A fine of $1,000 will be charged for any unauthorized parties that have not been approved by the host. If additional guests arrive who were not pre-approved by the host, your reservation will be cancelled and a refund will not be issued.
NO PETS
This home is pet free due to allergies unless an exception is granted. An extra cleaning fee of $500 will be charged if there is pet odor or pet hair in our home. If there are carpet messes from pets, appropriate carpet cleaning fees will be charged.
QUIET HOURS
For our neighbors’ sake and noise-ordinance laws, please observe quiet time between 10:00pm - 7:00am.
Liability Waiver & Assumption of Risk
By booking and staying at this property, you acknowledge and accept all risks associated with the use of the pool and hot tub.
You agree that the property owners, co-hosts, and property management company shall not be held responsible or liable for any injuries, accidents, or losses that may occur on the premises before, during, or after your stay.
Use of the pool and hot tub is entirely voluntary and at your own risk. By choosing to use these amenities, you confirm your understanding of the potential dangers involved, including but not limited to slips, falls, drowning, and other physical injuries.

Our family of 5 adults had a great stay. Excellent location, comfortable beds, quiet at night. Very close to the train downtown for easy access to sporting events. Host was very responsive. Would stay here again for sure!

Excellent host, excellent property - exceeded expectations. Every detail was taken into account. Great host communication, great location and fantastic amenities. Definite recommend for any length of stay in the Denver area.

Overall great stay. Clean and well stocked as far as linens and bathroom supplies. There were a few kitchen supplies that were lacking but that can be easily fixed for next guests. Location was great for our needs. Great walking paths around the ponds and pool and clubhouse area was neat and clean. Very quiet neighborhood as well. We would recommend to otherwise and would stay again if needed in the future. Hosts quick to respond to needs and questions.
