This is a natural part of tropical Florida living.
Cancellation Policy
• No refunds for mistakes, change of plans, weather issues, medical matters, airline delays, or personal reasons
• Third-party processing payment fees are non-refundable

We reserve the right to refuse accommodation to guests who behave disrespectfully toward the host or staff. Any form of harassment or abusive behavior may result in termination of the stay.
Check-In and Check-Out
• Check-in is at 3 pm. Early check-ins must be approved and are not guaranteed.
• Check-out is at 11 am. Late check-outs must be approved in advance.
• Unapproved late check-outs are charged at the full nightly rate.
Complaints
If you report an issue, you agree that we may access the property to resolve it.
Damages
Accidents happen. Please report any damage. If an item costs more than 12 dollars to repair or replace, a resolution will be filed and the amount will be charged accordingly.
Noise
This is a quiet residential neighborhood.
• Music outside is allowed during the day only, at a maximum volume level of 30 (controlled via the TV remote).
• Quiet hours are from 9 pm to 9 am.
• No loud talking, laughing, or music outdoors during quiet hours. All nighttime noise must remain inside with doors closed.
If neighbors complain, a 500 dollar fine may be applied.
If neighbors call the police, a 3000 dollar fine will apply.
No Drugs
Use of illegal substances or smoking cannabis anywhere on the property, indoors or outdoors, results in a 2500 dollar fine and may lead to police involvement.
Air Conditioning
The AC must remain on Auto between 70 and 78 degrees at all times to prevent mold. Failure to follow this rule may result in a fine.
Maintenance
Contractor availability varies. We will address issues as quickly as possible.
Cleanliness
This is a home, not a hotel. Daily cleaning is not provided.
To keep cleaning fees low, guests agree to:
• Wash dishes
• Wipe counters, stove, and oven
• Clean spills
• Empty fridge and freezer
• Take trash to the outdoor bins
Each bathroom includes one toilet paper roll plus extras under the sink.
Trash
• Bagged trash goes in the grey bins at the back service street.
• Blue bin is for recycling only — no plastic bags, trash bags, or wood.
Outdoor Cameras
• One camera faces the driveway and entrance
• One camera faces the backyard and pool for safety, occupancy monitoring, and noise control
Heated Pool
Pool heating is 50 dollars per day and will be charged for each day through check-out once activated. Heat-up time ranges from two to ten hours.
Cleaning Supplies
Mop, broom, dustpan, multi-surface cleaner, and laundry pods are provided.
Valuables
We are not responsible for lost or damaged personal items.

Smoking indoors, bringing extra undeclared guests, damaging the property, or hosting parties or events will result in a 500 dollar fine.
