This was a good value for money location and during an event where everything is overpriced - it was a relief from astronomical hotel rates as a decent stay. Location is accessible (10 mins by Car and 20/25 mins by bus from NEC). Even Birmingham central is well connected. There is a kitchen on-site that you can stock and use. There is a person on-site that you can reach out in case of issues and he was very helpful and understanding - so 5/5 for his hospitality. Wifi strength is reasonable! There is an outdoor garden that is accessible (though not highly maintained but good for lounging in the morning). However, there are some weaknesses that bring the quality of this stay down. Read below in the what we didnt like section.

So, the place has multiple rooms spread across 2 floors - which means you can travel with a large group! However, the biggest weakness of the place is that there is only ONE Bathroom and Toilet for the entire house. We travelled as a group of 4 and there were at least 3 other people in the house at different times. 7 people - 1 bathroom - go figure the wait times! If you are in hurry in the morning - you better be well planned! :) There should be at least one more bathroom for a property this size - at minimum! We wasted a lot of time in waiting for turns to use the bathroom! Kitchen utensils are not that great - usable but not the best - most likely from misuse from previous guests. The pantry is stocked with basics like sugar, salt, oil, tea, coffee, and whatever other guests leave for others - which is nice - except that there is no control over what is still good and well past its expiry date! So use at your own risk! :) Finally, there is no real grocery shop or bakery nearby - the minimum is a 15 min walk or a 10 min taxi ride to an ASDA nearby. So that is another location weakness - though there is a bus stop just outside the house! So, its a place where a lot of planning is required! However, great value for money! I would only stay again if there was one more bathroom! Else it is too stressful especially when you are there for work and are staying with many unknown people!. If you go with a big group of your own - better make a roster and a timetable to use the bathroom and you will likely manage it fine :)

It has parking, we booked very last minute as we stayed in Birmingham very last minute. It’s very organised.

Stayed in the first room on the left downstairs. It was a bit overcrowded with stuff inside. Felt a bit cramped.
