The views from the top floor were stunning, but perhaps better in winter when there are less trees surrounding the property. The decor and furniture in the sitting room is beautiful, quirky and great quality, giving an overall very calming experience. Overall, a nice unusual place to stay but not really practical for much longer than a few days. Very clean with nice towels and toiletries but no basic welcome pack so be sure to take tea, coffee, milk etc. South Queensferry is a 30 minute walk and has lovely views, bars and restaurants- well worth a visit.

On arrival day it was 22 degrees outside, but the top floor was absolutely roasting and probably at least 35 degrees. Even with the fan and the windows open, it was too hot so we went out until late evening for it to cool down. The round bed is extremely firm, something to note if you like a softer bed, and the shower area is tiny. I am 5ft tall and 8st and struggled to wash my hair for lack of space. Please read the booking conditions as there is a £250 refundable damage deposit, or a £27 nonrefundable damage waiver fee that has to be paid before check in details are sent. I didn't see this when booking, and found it sneaky.

Can't really fault this property.

Perfect isolation for a post Christmas break . I initially booked for a couple of nights but liked it so much I extended my stay . Big shout out to the guys at Joivy for their customer service . Spotless quirky spacious and beautiful architecture both inside and out . Great heating comfy and cosy and everything was round including the bed . 360 degree windows and panoramic views of the Forth Bridges . Plenty of light and a round roof sky light gives an illusion of space . Suitable for 2 couples . Bathroom and kitchen on middle floor so separate sleeping areas . Sofa bed in lounge . Tv with cable channels and Netflix . Very private and you feel isolated but within walking distance of both Dalmeny and South Queensferry . Great walks and public transport En route. All mod cons and well equipped but small and bijou kitchen . I loved this place ! Location and accommodation both . Private parking .

I arrived and the heating was off It was freezing . Draught from main door as inner door had been removed . Could do with a door curtain . Very quickly heated up once heating on ! Poor cleaner turned up on a day she didn't have to as I had extended my stay - apologies again ! Under flight path for airport . Spiral ish stairs may be difficult for elderly or infirm to navigate . They could have the downstairs bedroom but would still need to go up a flight to use the toilet .
