I give this an 11. Perfect location only a 10 minute drive from FCO and 50 metres from the lungomare/beach. Many restaurants within a 5 minute walk. Our host Valerio recommended Le Brochette, and we enjoyed one of the best meals we have had in Italy. The apartment is new and modern with upscale finishes. Two matrimonio beds, two washrooms (both with showers), and a fully equipped kitchen. Ground floor location was a huge bonus as we did not have to climb stairs with all our luggage. Valerio was excellent with timely communications, quick and easy check in and a friendly and helpful personality. We often spend a night in Fiumicino when flying out the following day and this will be our go to place from now on. Whether for a convenient overnight stay before a flight or a longer stay at the beach I highly recommend this place.

Valerio was super, my flight was cancelled and he let me check in far earlier than the expected time to let me work. The flat is very new and modern, spacious. It has a parking lot and a nice outside space to enjoy the sun. All appliances are new. I would book it again if in the area.
If I have to find something to say here, maybe a coffee pot or a kettle for breakfast would be a nice addition.
