This newly renovated 2BR/2BA ground-floor unit is the perfect setting for your next family beach getaway, just a short walk from the popular 40th Street recreational beach and some of Newport’s best dining. The home features a comfortable and inviting layout with easy access to a front patio where you can relax, take in the coastal atmosphere, and unwind after a day by the ocean.

LIVING & DINING AREAS:
The living and dining area includes a comfortable sofa set, a streaming TV with YouTube TV, and a dining table with seating for four, creating a relaxed space for gathering and entertaining.

BEDROOMS:
- Primary Bedroom: King-size bed and en-suite bathroom
- Bedroom 2: Twin-over-double bunk bed

BATHROOMS:
- En-Suite Bathroom: Combination shower/bathtub
- Hallway Bathroom: Combination shower/bathtub

OUTDOOR SPACES:
The front beachview patio features a dining table with seating for four, a market umbrella, and a propane gas BBQ grill, offering a great space for outdoor dining and relaxation.

KITCHEN & AMENITIES:
The kitchen is open to the living and dining areas and includes counter seating. It is fully stocked with dishes, utensils, cookware, and bakeware, along with a full range of large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: One reserved parking space is provided in the shared garage, accessed via the rear alley. Additional free street parking is available throughout the neighborhood when available.

Pets: This home welcomes up to one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

This was not the actual patio furniture. Photo shows a fireplace, which is non-functional. The wall heater clanked loudly — these are the negatives. The positives were location, nice bathtub, had water and good coffee with both drip and k-cup options, nice kitchen, comfortable beds, two tv’s, garage parking and nice washer/dryer.

Our family arrived at the appropriate check in time - when we stepped inside we were over whelmed with strong cleaner they used. Had to open all windows and doors to adopt out.
