Location, cleanliness, little thoughtful additions and supplies, the washing machine (caught up on laundry at the end of a family holiday!)
Not the property's fault, but the common area outside the apartment stinks strongly of cigarettes from (I think) the neighbouring apartment. Thankfully zero smell inside the apartment, so it's only a minor thing.
