Welcome to Folly Charm! This townhome is located in the Riverfront community of Water's Edge that is designed with a nod to Historic Charleston colors and charm. Guests can enjoy a little bit of everything, from a communal swimming pool and fishing pier, to a 10-minute walk (3 min golf cart ride) to the beach or take a 20 minute car ride to Historic Downtown Charleston.

This beautiful 3 bed/3 bath townhome accommodates 8 guests and features hardwood floors throughout the entire house. The kitchen is complete with lovely granite countertops, a custom backsplash, and is fully stocked with all kitchen essentials. The main area offers an open concept kitchen/dining and living room with plenty of seating (4 barstools plus dining table that seats 6) and opens onto a screened in porch with river views. Located upstairs, the master suite housing a king-sized bed, includes a private Riverview deck with lounge chairs. Across the hall you will find a guest room complete with two full bunk beds and the third queen bedroom is adjacent to the kitchen/living room area. Each of the 3 bedrooms have access to private bathrooms and include plenty of storage space.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Parking is provided for 3 standard size vehicles (parking inside the garage). Garage opening is 7' tall and 9" wide
The community pool is open April-October from 9am-9pm (exact dates can vary depending on weather) and the fishing dock is open year round from 5am-10pm.
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA guidelines.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach noise ordianance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 8 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

We loved our stay! Folly Beach is such a cute area and house was as described! Clean and well stocked. Only thing is we did have a temperature problem in the unit. Top floor was blistering hot and bottom floor would be ice cold. We purchased fans and a safe space heater.

Close to everything and walked everywhere. Nice upper and lower decks…. Like an extra room for no designated reasons. Kitchen had everything we needed to cook all meals for 6 days. Lots of toys in garage which was nice for us all. Beds were comfortable. Thank you.

The house was absolutely beautiful, especially the master bedroom. We loved the screened porch. It was so relaxing at night. The house was extremely clean and the kitchen was Well equipped with all the necessary items. The location was great only one block walk to the beach and to the Folly Beach restaurants and stores. Walmart and Food Lion were close by just about eight minutes away by car. Charleston was only 22 minutes away. We were very grateful to have beach chairs and umbrellas. Would definitely like to go back again!

91 Water's Edge was a very nice townhome. It was clean and roomy. However one of the main reasons that I picked Water's Edge was because it had a pool. Upon arrival the pool filter was not running, the skimmer was full of debris and the water was cloudy. One of the visitors cleaned out the skimmer and the pool filter was functioning somewhat. However it wasn't even significantly improved in clarity until wednesday afternoon. We notified VRBO, who replied that it wasn't their responsibility, but would notify the HOA. Never heard anything from the HOA. Had to text VRBO again. Their response was that the pool was being regularly serviced, but was a small pool and was being overused. As an in-ground pool owner I can assure you that it wasn't being routinely serviced. Therefore, I would not recommend anyone to rent Water's Edge if you were relying on the use of the pool.
