This newly renovated and updated duplex is just 5 houses from the sand!

Downstairs unit has 2 king bedrooms, 1 bedroom with 2 sets of bunk beds, 3 full bathrooms, kitchen, living space, and fireplace. 3 flat screen televisions with HD cable and high speed wireless internet included.

Front porch/patio has table, chairs, seating area, and BBQ.

Upstairs unit has 1 king bedroom, 2 queen bedrooms, 4 full bathrooms, large living area with fireplace, dining room, and full kitchen.

Large balcony is accessible from this unit, which includes a BBQ and seating area .

Washer and dryer is available

3 parking spots are available for use during your stay (2 inside garage and 1 on the side of the house).

The property is arranged to accommodate a family who enjoys time together but also appreciates privacy. Although it is considered 2 units and has a private entrance for the upstairs unit, it is also very intimate as each unit has special amenities that coordinate well with the other. The beds are very comfortable with cozy linens and featherbeds and down comforters. Sleeping comfortably is a must for our family. The bathroom arrangement is unusual as each bedroom has it's own bathtub/shower and the upstairs has an extra full bath making it 3 bedrooms with 4 baths.

This property is close to everything you would like for the area. The beach is a short 1/2 block (50 yds), grocery store is a walk, bike ride away. Bike rental is 1 block, restaurants and shopping is a walk down the boardwalk which we enjoy daily when we are there.

The property was excellent, ground level for a ninety year old. Steps away from the beach for the little ones. Clean and accommodating. The downstairs patio provided communal dinners for all. Tim responds to questions extremely quickly. Would definitely stay there again.

We had a wonderful stay at the house. The upstairs downstairs units worked perfectly for our group of 8 adults and 4 kids under 7 and an infant. There are tons of toys in the garage to take to the beach., which is less than a block away, and beautiful! Tim was very responsive and helpful to any questions and the check in process was easy. The house is clean and comfortable, well equipped. It’s an easy walk to the pier and there are many stores and restaurants there. We did a Duffy boat ride in Balboa village that we all enjoyed. A wonderful place, would highly recommend! Thanks Tim!

A fantastic stay for multiple people. We had our staff retreat at this property. With each room having its own bathroom and community spaces, we were able to house 6 staff members in their own room and have team meetings in the upstairs community space and lunch breaks in the downstairs community space and outside sitting area. Being less than a block from the beach and the bay, people were able to get a quick walk in and breath of fresh air during breaks. Kitchen, bedrooms and bathrooms were fully stocked with everything you need. UBER and food delivery services come to the area. Easy parking for 3 mid-size cars. Lots of beach supplies and towels. In this area houses are tightly packed, and sun may be blocked in some of the east and west facing windows, but the front and back patios are glorious sunbathing areas.Would definitely book again

This property had everything we needed for a long weekend with friends. The house was stocked with more than enough towels for trips to the beach, and each kitchen had everything we needed to cook meals. Most importantly, the host was extremely responsive and communicative, and we really appreciated his help in coordinating our check in. We had a great experience here and would stay again!

We were all very impressed with the rental property. It was perfect for a large family to gather and celebrate together. With the 6 bedrooms, all with ensuites, it provided a measure of privacy when required. The location is outstanding, just steps from the beach and close to all the amenities that you need. In our case, Disneyland was relatively close for the days we spent there. Our host was exceptional, very prompt in his replies to any queries we may have had previous to our stay and when we got there. Many thanks to Tim. All in all, we have no hesitation in recommending this rental to anyone.

We loved the delightful accommodations at Rory and Tim's 2-story place. It was just steps from the beach in Newport ! All of the beds were extremely comfortable and the house was very clean. Our group loved the well-appointed kitchens and outside patio for breakfast! This place was perfect for our family of 14. 10 adults and 4 babies. Portable cribs, high chairs. Plenty of sand toys and beach chairs. The kitchens were well stocked with everything needed to cook and bake. Grill was awesome! Would definitely recommend this place!!!

This was our ninth year, renting a house in Newport Beach for a week in the summer. This was the best place we have stayed in. The house was very clean and very well supplied with all of the things we needed. Working with Tim was so easy and the communication was perfect. Having central air conditioning was a first for us in nine years and we definitely enjoyed it. The washer and dryer are big and perfect to wash the towels after a day at the beach. I have zero complaints. It is the perfect place to stay with a big group. We will be back.

This property is in a perfect location, very close to the beach, and is well equipped with all sorts of beach items, from sand chairs and boogie boards to sand toys and a wagon to transport everything. Tim was a great host, very accommodating and helpful. We would stay here again.

This listing is true to what you see. The house is two units which works for us since we are four families, one with children. People could be together or have their own time. The house is a short and easy walk to the beach and beach equipment is provided, including nice beach towels. The front patio was the most used area of the property. It’s a great place to spend evenings. The kitchens are both well equipped. Both have coffee makers and Keurig single cups. Coffee is important in our family! We were a short walk to a few restaurants and a liquor/convenient store and a bike ride away to shops and the boardwalk. Although the downstairs unit is a bit smaller, our family of nine spent most of our time having dinner and relaxing there. With the kitchen island and the living area, there was plenty of seating for game nights and tv watching. The upstairs was the get-away area and work area for those who had to touch base remotely. Tim the host was a text away to answer any questions and his response time was incredible! Another great annual beach week was had! Thank you, Tim!

House was great and just as pictured. Location could not have been better-- just steps to the beach and walkable to great restaurants and coffee shops. Grocery store less than a mile away. Very well equipped-- we had a chef come one night to cook dinner and there was everything he needed and more. Also tons of chairs/beach towels/boogie boards/cooler/wagon-- made getting to the beach super easy. We were a group of 14 (12 twentysomething kids and 2 parents) so we had both units. All of us could easily hang out in either unit. We were there Thursday - Sunday and street parking did get a little more difficult on the weekend so the garage was a plus. We would definitely rent this house again!

We stayed here as a group of 11 (2 families, 4 adults, 7 kids) for a long-awaited reunion. Having both units allowed for plenty of spacious together time, with built in privacy as well. We took advantage of both kitchens and all of the beach gear for a full day of fun just a few houses from the sand and waves. Communication with the property manager was prompt and easy-going. This part of Newport is relatively calm and uncrowded, especially in the fall. We would definitely recommend this for other similar groups!

This house exceeded our expectations. Each bedroom had it’s own bath. We had 5 couples and the house was perfect! Literally a block from the beach. Enjoyed a week stay just steps from the sand at beautiful Newport Beach in Tim and Rory O’Neil’s 2-entry home. Accommodated our 5-family group so well with two master bedrooms with in-suite master bathrooms, and one queen, 2 doubles and 1 room with 2 bunk beds all with bathrooms adjoining. The kitchen downstairs and upstairs allowed for storing a weeks worth of food though we did most of our prepping and cooking in the downstairs kitchen. Super easy checkout instructions and host was so kind to work with us during next door construction. Pack-n-plays and high chairs were a definite plus. Also enjoyed beach toys and chairs plus sturdy wagon to tote everything down to the beach front. Thank you!

From the get go Tim responded quickly to all my email questions. The home was gorgeous and had beautifully equipped kitchens. The front patio was a little small for our huge family but we made it work. Lots of beach towels, beach chairs and boogie boards, and it was so nice to not have to pack those items. Home needed some minor repairs which weren’t much of a problem. At check out I notified Tim of these repairs. Great location! Park close by for kiddos was a plus! We lost a day due to tropical storm so I was kinda upset about that. Time lost is money wasted and kids were soooo disappointed that we had to go home early. All in all, we did have a joyous time all together in this beautiful home!
