About this house rental

The house occupies an elevated and secluded position within the grounds of the main house, La Carpinetta, and enjoys its own separate access and complete privacy. The house is available from the beginning of March to the end of October.

Sheltered behind by centuries old oaks, the views from the house are breathtaking, looking up to the Valley of the Calanchi, with woods, streams and open pastures in the foreground, giving way to the white cliffs of the Calanchi in the distance. Facing directly west, the sunsets have to be seen to be believed.

The house has recently been converted from a traditional stone building to an extremely high standard, using best quality materials. The accommodation provides a very light and spacious open plan living area and kitchen / dining area with large picture window, with traditional wooden beamed ceilings throughout, two comfortable and airy double bedrooms, and a lovely new bathroom with all modern amenities.

The comfortable living, dining, and the two bedrooms are furnished with an attractive mix of good quality and comfortable modern and antique furniture, and many original works of art. The two bedrooms and living room are equipped with efficient and silent ceiling fans.

The extensive and completely private terrace runs the entire length of the house, well equipped with tables, chairs, sun loungers, sun umbrella and an additional shaded area, providing ample opportunities for intimate al fresco dining and sunbathing while enjoying the spectacular views. There is also a table tennis set on the gravelled area next to the terrace, a barbecue and, from March 2024, an open air wood fired hot tub, overlooking the valley, where to enjoy a glass of wine while immersed in your own hot water spa! The Hot Tub is available from October till May.

A flight of steps takes you to the delightful pool, with sun loungers and large umbrellas, where you’ll find a vine covered pergola with table and chairs. The pool (10mx5mx1.50) is open from the beginning of June to the end of September and is shared occasionally with the owners when they are in residence. The access to the pool is by ladder.

DOGS ARE NOT ALLOWED IN THE POOL OR IN THE HOT TUB!

The property is reached by its own access track, approximately 1.6 Km from the main road, which winds through forests of oak, hornbeam and hazel. The area is one of outstanding natural beauty and is protected.

Well-behaved dogs are welcome to stay, but please note that the area is home to sheep, wild boar, and deer, as well as our dog Monty. They are not allowed on sofas or beds and they are NOT allowed in the pool. They are requested to be kept in the garden of the cottage, which is fenced. There is an extra cleaning charge of £20.

The world famous hilltop village of Civita di Bagnoregio, a Unesco Heritage site, is only a few kilometres away at the head of the valley.

There are wonderful walks directly from the house all around the valley and to the hill top village of Civitella d'Agliano where there are shops, an ATR next to the post office, restaurants and a petrol station.

La Casa del Pastore is a haven of peace, tranquillity and total privacy, completely immersed in nature and abounding in the most amazing wildlife and yet it's only a short distance by car to local villages where shops, banks and restaurants can be found.

From here it's easy to explore the many beautiful medieval villages and historical towns of Alto Lazio and Umbria and Tuscany, like Orvieto, Todi, Viterbo, Siena, just to name a few. In a word la Casa del Pastore is the perfect location for those - like us - who love to be where nature and culture can be enjoyed at the same time.

As far as activities available in the area, fantastic bathing and watersports are found at the beautiful and unspoilt Lago di Bolsena, half an hour away.

La Casa del Pastore provides one or two couples with an unparalleled opportunity to enjoy this little known area of Italy, with its many local attractions and rich cultural heritage, in complete privacy and a high degree of comfort.

AN ADDITIONAL 2 BED ACCOMMODATION IN THE MEDIEVAL TOWER BY THE POOL is available at £400 per week+ £70 initial and final cleaning and bedlinen rental. The tower offers two single beds and a toilet with washbasin.

This holiday home is absolutely outstanding! It offers plenty of space, is modern, and beautifully furnished. Everything was spotlessly clean and perfectly equipped – you immediately feel at home. A true highlight is the spacious pool: perfect for relaxing, swimming, and soaking up the sun. Surrounded by stunning nature, the property also boasts breathtaking views that invite you to unwind and enjoy every moment. The quiet location, combined with the easy access to sights and shopping, makes it the perfect getaway. We came from Germany and had a fantastic time and would gladly return – five stars without hesitation!Many thanks and warm regards to our wonderful hosts, Martin and Manuela.

We had an excellent two week stay in this beautiful house, which is accessed down a 1.5km track, and is located in the grounds of the main property but remains secluded. The view from the terrace overlooking the valley is fabulous to wake up to or to watch the sunset behind the hills in the evening and we regularly saw wild boars grazing in the field below in the early evening. On the other side of the property you can see the nearby village of Civitella d’Agliano, which is a 2 km walk and is well worth a visit. The property has been converted to a high standard, is well equipped and very comfortable. The pool area was also excellent and well maintained. We felt entirely at home during our stay and Manuella and Martin could not have been more helpful with advice on restaurants and places to visit whilst not at all intruding. The area itself lies on the beautiful border of Lazio and Umbria with lots of hilltop towns and other places to visit. Orvieto is a 30 minute drive and we also had days out in Perugia and Spoletto as well as trips to closer locations like Lake Bolsena and the UNESCO listed Civita di Bagnoregio. The area itself is very rural and lacks the crowds we have encountered when staying further north into Umbria or Tuscany but a car is essential.We would thoroughly recommend La Casa Pastore at Carpinetta for those wanting a quiet escape.

We were staying at a beautiful house situated on top of a mountain with stunning views. The location was absolutely breathtaking, with panoramic views of the surrounding landscape. The house itself was spacious and well-appointed, with all the amenities needed for a comfortable stay. The highlight for me was the gorgeous pool, which was the perfect spot for relaxation. The nearby villages were charming and full of character, offering a glimpse into local life and culture. I enjoyed exploring the narrow streets, browsing the local shops, and trying the delicious cuisine at the quaint cafes and restaurants. Overall, my stay at this mountain-top house was truly unforgettable. The combination of the stunning views, comfortable accommodations, and proximity to charming villages made for a perfect getaway. I would highly recommend this property to anyone looking for a peaceful and picturesque retreat.

Thank you Manuela and Martin for all your advice and assistance. We had a great time! The property itself has all the facilities and is located in beautiful surroundings. It's certainly "off the beaten track" but benefits from the very peaceful environment. We took your advice about the local attractions and made some real discoveries - there's lots to see in the area! Perhaps I should conclude by making one confession and apology; we broke one of your red wine glasses. Or rather, a sudden gust of wind literally blew the glass off of the patio table. Sorry about that. Once again, thanks again for a splendid holiday.
