On first arriving the cottage looked lovely and was just like the photos. Was spacious. And perfectly sized for our family, with plenty of room to spread out. 6 adults and 1 child. The welcome pack was a nice touch, with fresh coffee, tea bags, jam & biscuits. There were plenty of fresh towels and the bedding was immaculate. There is no mobile service but once you log into the WiFi it’s ok, but intermittent. Expect to drive everywhere as taxis are very reluctant to go to the estate at night. There were a few small issues, but these didn’t detract from our enjoyment of the break, but maybe the cleaning team could pay more attention to these areas. The dishwasher was full of the previous occupants pots and the cycle had finished but some of pots were still dirty as the drain in the machine itself was filthy. This must have been like this a while as most of the crockery In the cupboards had dirt on them. My son found dirty tissues (with blood on)!- and used plasters on the floor next to his bed and there was no soap in that en-suite. (Straight off kitchen) The grill in the top oven had shelf brackets missing on one side, making this unusable. The toaster didn’t work properly. There were a lot of cobwebs, and the rooms did feel damp and smelt musty. The plug sockets and skirting were covered in dirt and dust. The property itself is lovely but could do with a thorough deep clean.

Place is spot on Everything you need (once we found the cutlery…our fault for not looking properly) There were 8 of us staying so every room was utilised and they were all really comfortable. Lounge are was really spacious and we never felt cramped at anytime. Pool was great (could maybe do with a lick of paint on end wall but guess it’s hard due to age of building) Car park was spacious and the added RV charging point was perfect (used it and very easy to use) We did have one issue with our en-suite toilet which decided to leak but really promptly serviced and sorted by maintenance team. Housekeeping was spot on too who replaced our towels. Overall Great stay We will definitely be back

Lovely sized cottage for three families to celebrate our Golden Wedding. Location is ideal for a number of family activities and having a dedicated slot in the pool was a wonderful way to wind down after a hectic day. The play area is ideal for tiring out the younger members of the family

A lovely location and effective conversion which was spacious and comfortable for our party of 10. However there were numerous issues which require attention. The laminate flooring in the kitchen was loose and a trip hazard, the showers were dreadful and the water a horrible brown colour. There were no toilet roll holders in any of the bathrooms and no toiletries apart from hand wash provided. The kettle leaked and did not switch off and there was a very random collection of cookware. For the price one would expect top quality. We had to move a bed to fit the cot in and it was obvious that the cleaning of the property is not very thorough.

We throughly enjoyed our week stay at the Grubbings. It is set in a beautiful location with amazing scenery. Although the cottage is wonderful and homely there were a couple of things that could have been improved upon. We found our rooms to be very dusty, the bedding (duvet and pillows) was dirty there were cobwebs and spiders all over. The water pressure in the shower was horrendous - really no power at all. In the kitchen the cooker hood was set extremely low causing us to bang our heads. We took our dog and placed her biscuits on the cupboard under the sink and within one night of it being there, we had a mouse! Food pack set nibbled and droppings found in the cupboard. The kettle did not switch off automatically so we had to stop it manually when it was being boiled. The pool was very convenient and the kids loved it, but the end of each day the water had become a little ‘scummy’ and dirty. It could have done with a daily attendant to ensure it’s clear water. All in all, the site is very good. Staff are friendly and the shop has some great produce. It was the perfect location for us and our daily trips around the Lakes. But we feel that for the price paid, it could have perhaps been a little more cared for or kept in better condition.

We stayed as a group of 9 at the Grubbings in order to attend a friends Wedding at Silverholme Manor. We had a lovely stay. The accommodation was really comfortable and the kitchen is well equipped for cooking and eating/drinking as a big group. The service was fantastic and the staff were really quick to respond to our many queries/questions before and during stay!

A nice cottage, in a good location. A lovely layout, with lots of space, comfy sofas and a well equipped kitchen. Welcome pack of tea, coffee, biscuits and jam a nice touch, although no milk. Beds, linen/towels all lovely and comfy and the pool was a real bonus. WiFi fair. Customer service was really good, and they managed our hello fresh/tesco deliveries without any issues. But, there’s a few things.. The walls and carpets in 2 of the bedrooms were wet, with black mould in places, and a damp musty smell. 2 bedrooms very cold. I didn’t feel happy that my young girls were sleeping in mouldy rooms. The shower pressures were very weak, I could barely wash my hair. The dishwasher was dirty when we arrived, and only minimal tablets and bin bags etc were provided. There’s a dangerous extractor fan at head height in the kitchen, most of us bumped their heads. There’s no kids plastic plates/cups unfortunately. Cottage is looking a bit tired and not as nice as the photos. Games Room not great, with bits broken. Expensive for what it is, but a good base for walkers.

We had a fantastic long weekend on the Graythwaite estate. The property was immaculate and well equipped, with plenty of space for a large group and comfortable beds. If you like the Lakes and the activities it has to offer then this is a great place to stay. I would have given 5 stars but for the heating, which uses storage heaters and the property was cold in the evening, particularly on the first night. Also be wary of the fan/light over the hob which was very easy to bang your head on.
