About this house rental
The property lies 5 Kms from the villages of Lugnano in Teverina and Attigliano, on the border between Lazio and Umbria. It's a quiet location with panoramic views on the valley. The whole property is for private use of the tenant (NOT SHARED with other holiday makers or owner). It has has a large garden with a 11 by 4,5 meter swimming pool. On the property there are 2 buildings, the main house (3 bedrooms for a total of 5 sleeps) and the dependance (2 bedrooms, for a total of 4 sleeps). The main house has on the ground floor living room, kitchen and a bathroom with toilet and shower. On the eastern side there is a terrace with table and chairs to eat outdoor, from here you have also a panoramic view on the valley and sight on the pool area. There is a second terrace with table and chairs on the western side of the villa. You can eat here under the shadow of the trees. There is also a barbecue here. The bedrooms are all on the first floor (you can also reach the floor through an external staircase). There are 2 double bedroom and one third bedroom with a large single bed (also suitable for two children of max 10-12 yo). There is one bathroom with toilet and bathtub on the upper floor. The two double bedrooms have both air conditioning. Baby cot and folding bed available on request. The dependance at 10 meters from the main house has a living area with cooking corner (with fridge and induction), 2 bedrooms with double bed and air conditioning and a bathroom with toilet and shower. The location of the property allows to quickly reach the principal cultural and naturalistic beauties of Umbria, northern Lazio and southern Tuscany. From the property in only 15 minutes driving you are on the highway Rome-Florence. The train station of Orte is at 20 km, from here you can take the train for Rome or Florence. Shops, supermarkets and restaurants are available in both the villages of Lugnano in Teverina and Attigliano. There is a supermarket 50 meters on the right after the highway exit (Todis).

All in all, a good experience and good communication with the manager of the house. Check in and out was efficient.
The power went out in parts of the house when we turned on the kettle and dishwasher at the same time. It took a couple of hours to get through to someone who knew how to turn on the power again. It would have been convenient if our contact person had been able to guide us to the relay. It was only when we got the phone number to the owner that we managed to get the power back.
The pool needs a little renovation but otherwise good outdoor areas. The soccer field was popular with the kids. Good restaurants in the area if you are willing to drive 15 minuttes to reach them.
There were no cutlery in the house, other than steak knives.

The surrounding and the view is wonderfull: fields, forest and vines on hills.
The house has no major default and is quite clean . The swimmingpool could be in better condition.
The best was the man who welcomed us: Riccardo is the perfect host, a very nice guy who gave lots of advices and tips to visit the area around.
Good thing to know: there is a train station in the nearby village. Roma is 1 hour to go and Firenze about 2h20.

very beautifully situated property. very quiet and secluded, but just the right place to relax. we therefore enjoyed our stay very much.
The house and the garden are spacious and basically all the equipment is there. It was clean and the bedrooms were even air-conditioned.
The only drawback is the electricity and lighting, as well as the fact that many things are simply "outdated" - for example, the window panes are cracked here and there and the windows are generally outdated, which is why they are difficult to open and close (sometimes the handles come off - even on the patio door, for example). The electricity is "adventurous" and every now and then the fuse blows. The lighting in the outdoor area, especially to/around the pool, is inadequate.
All in all very nice, but the price-performance ratio is not quite justified - simply a bit too expensive (main season!) - therefore only 3 points in the overall rating.
