General Principles:
• These House Rules are intended to ensure that our property and neighbors are respected. Rest assured, there should be no problems if that happens, but if you feel you cannot follow our Rules, we respectfully ask that you not book with us.
• Please respect our property and neighbors (there are families in the association) and keep noise to a minimum, especially after 11 p.m. Guests are not permitted past 10 p.m.

Zero Tolerance Policy:
• If any party is thrown, large or small, or anyone engages in drug use, including marijuana use, we will require you to leave the property and impose the fines below.

Damage Deposit and Fines:
• We have overwhelmingly positive relationships with our guests and are rarely forced to fine anyone. Our intent is not to prevent you and your group from enjoying yourselves. We want all of our guests to have fun! Instead, our intent is to weed out bad actors and prevent situations that may disturb our neighbors and damage our property.
• We impose fines if any party is thrown, large or small ($1,000); anyone smokes in the property ($350); the keys are not returned ($35); the garage door opener is not returned ($100); or any theft occurs ($500 minimum depending on the item). We may also impose a $100 fine for excessive noise.
• Do not flush wipes down the toilet. It will cause the basement to flood and will result in a $250 fine plus cost of repairs.
• Use of the fireplace on the main will result in a $600 fine, plus any additional damages. The gas fireplace in the master bedroom is available for use.
• If you timely let us know about a missing or damaged item, we will simply charge for the replacement cost. Otherwise, if anything is stolen, missing, or damaged, but unreported, you will be fined, or your damage deposit will be reduced by, three times the replacement cost for the missing item, and theft will result in a $500 minimum fine.
• If more guests stay at the property than the number of guests specified in your reservation, you will be charged $25 per unidentified guest each night. If more guests stay than the maximum allowed by the listing, you will be charged $50 per extra guest per night, and either your damage deposit will not be returned or you will be fined $100.
• On rare occasion, when our home is left unusually dirty, the cleaner charges extra. If this occurs, you will be charged $50 for each hour of cleaning beyond the allotted cleaning time.
• If you fail to check out at 11:00 a.m. on the last day of your stay, we reserve the right to fine you: (1) $50 if you are not out by 11:15 a.m.; and (2) an additional $50 at 12:01 p.m. and for each subsequent hour.

The house itself was very nice and clean, and fit our big group comfortably. The host was very responsive to all our questions, and we had a very good stay. The neighborhood itself was a bit sketchy during the night, with there being random car honking noises at 4am and people yelling outside during our stay. That is not the fault of the host though and we never felt unsafe during our stay.

We had an incredible stay! Thank you so much for hosting us and allowing my family to come together in one place to celebrate my fiancé. Your hospitality and quick responses to all our questions truly made a difference and were greatly appreciated.The house was absolutely beautiful, spacious, and comfortable—everyone had plenty of room to relax and sleep well. Parking was phenomenal (and free!), which made things so much easier for our group. The location was perfect, close to everything we needed but still peaceful and private.This experience was a 100/10! It made our celebration even more special, and we are so grateful for the memories we made here. Thank you again for everything. We hope to stay again in the future!
