About this house rental

Enjoy this single-family 3BR/3BA, two-story home, situated on one of the quieter blocks in the neighborhood, and just two blocks back from the beach. Away from the crowds, yet so very close to great surf and great eats, you're within easy walking or biking distance to all of Newport Beach!

LIVING & DINING AREAS:
Located on the second level, the living area flows seamlessly into the kitchen and dining spaces. Relax on a plush sofa with additional armchair seating, centered around a fireplace and flat-screen TV. Sliding doors open to a spacious front balcony. Enjoy casual coastal dining at the corner breakfast bar with seating for five.

BEDROOMS:
- Guest Bedroom 1 (Ground Floor): Full-size bed with sliding door to a small back patio sitting area
- Guest Bedroom 2 (Ground Floor): Twin-size bunk bed with sliding door to a small back patio sitting area
- Primary Bedroom (Second Floor): Queen-size bed, closet, private en-suite bathroom

BATHROOMS:
- Hallway Bathroom (Ground Floor): Glass-enclosed step-in shower
- En-suite Bathroom (Second Floor): Glass-enclosed combination shower/bathtub
- Half-Bathroom (Second Floor): Powder room

OUTDOOR SPACES:
Step out to the front patio, complete with an outdoor dining table for six and a gas BBQ grill. Guests can also enjoy the front balcony, featuring a dining table for four, an additional BBQ grill, and peekaboo ocean views.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire two-story home. This includes all interior spaces and the private front patio and balcony.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A washer and dryer are located on the first level. Please note that guests will need to provide their own laundry supplies.

Parking: One space in the garage. Small to mid-sized vehicles only. General neighborhood street parking (metered or unmetered) is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Check-in Time: 3 pm on the arrival date
Check-out Time: 10 am on the departure date
