Located in the heart of Playa's hip Centro neighborhood and one block to 5th Avenue, the condominium offers the best of both worlds--close proximity to the Playa's funky bars, open-air restaurants and bohemian art scene, and easy access to the fine white sand beach and blue-green waters.
The condominium is a quiet oasis in the center of downtown and conveniently located on calle 12 between avenida 10 and 15. Cool, calm, and sophisticated space with stylish living room furniture, crisp white walls, and tile floors. Lots of natural light. A beautiful spacious second floor, 1,100 sq ft, 2 Bedroom, 2 Bath end unit with 2 private balconies overlooking pool and courtyard. Great dedicated space with a foldable desk for working remotely and high-speed 150+ Mbps Wi-Fi throughout and by pool. For your comfort, air conditioning and ceiling fans throughout. Each room is individually controlled. Keyless coded entry for both main entry gate and condo unit door. Secure gated building with 24/7 doorman/security and private reserved parking at front gate.
Primary Bedroom - Comfy King bed with 680 thread count linens. Spacious room with lots of closet space. Smart TV and laptop safe. Ensuite Bathroom and private Balcony with table and chairs.
Guest Bedroom - One Queen bed and one single bed. Each with 680 thread count linens. Spacious guest room with lots of closet space.
Bathrooms - Both the ensuite and guest bathrooms are clean, bright with glass walk-in showers. Plush mats, bath towels and pool towels provided. Starter hand soap, shower soap, shampoo, and two rolls toilet paper per bathroom provided.
Living Room - Spacious with comfortable new queen sleeper sofa and chair. Includes fast 150+ WIFI, 50" flat screen smart TV with streaming apps, cable, bluetooth sound bar for streaming your favorite music, books, and games for your use during your stay. Private balcony with table and chairs.
Kitchen – New sleek and stylish kitchen that flows through to the dining room. White quartz counters and matching backsplash, bar area with two stools (great as a second workspace), modern wood cabinetry, new stainless six burner gas stove/oven, and full-size refrigerator. Includes blender, microwave, coffee maker, toaster oven, electric kettle and all the cookware necessary to make a gourmet meal. Starter dish soap, sponge, roll of paper towels, and garbage bags provided. Two five-gallon bottles of drinking water included (additional available from condo or property management for a nominal fee).
Dining Room - Large table with seating for six. Lots of natural light and open to kitchen.
Laundry room - Located off the kitchen. Full size washer, dryer, and gas hot water heater. Two beach coolers and ice packs on the utility shelf for your use. Umbrellas behind the door.
Playa Kaan Condominium is a gated secure development with 24/7 staff on site and common grounds that include a swimming pool, tropical garden area, waterfall, and sun deck. You’ll be so relaxed and comfortable here; you’ll never want to leave! The condo includes one private parking spot.
Check-in time: 3:00 PM.
Check-out time: 11:00 AM. (Unless prior arrangements are made)
NOTE: All guests will be responsible for electric usage, we include as a courtesy 20 KW electric usage per week during stay. For all excess electric consumption, we charge $3.50 MXN pesos per KW used. With responsible usage the bill is minimal. Payable one day prior to departure.
NOTE: Playa is booming, and everyone is building or remodeling throughout the city which could cause some noise. If emergency repairs or building maintenance have been scheduled to Playa Kaan during your stay you will be notified via Inbox message.
Playa Kaan Condominium Rules:
1. No Smoking. Please refrain from smoking anywhere within the condo.
2. No Pets: Pets are not allowed inside the condo.
3. Limit noise: Please refrain from playing loud music or making noise after 11PM to respect the other residents of the building.
4. No parties. Parties are not allowed in the courtyard shared areas or in the condo.
5. No glass at the pool. Please use the plastic cups provided in the unit for all beverages consumed at the pool, including bottled beer.
6. Obey all posted pool rules. There is a sign with rules next to the pool.
7. Park only in the designated parking space #22.

I just completed a stay at Playa Ka'an this past weekend. My son and I were very happy with the place, it truly was a nice retreat from the hustle and bustle of Playa del Carmen. Let me start with the reservations. I chose Playa Ka'an for two reasons: Proximity to Quinta Ave & Amenities. Booking this condo was beyond easy, and Tony the owner was very easy to work with. Both Tony and the management company were very communicative and we were fully informed of any nuances, if any. Tony sent me the codes to the gate and the unit a few days before we showed up. Having a keyless entry was great! I loved not having to worry about losing a key or getting locked out. When we arrived, we were able to get into the unit without any issues. As I walked in, I realized that the picture do not do the condo justice. From the moment you walk in, the condo is bright, roomy and very airy. My son and I had tons of room. The AC units blast the place cool within minutes. The kitchen had EVERYTHING you need to cook there. We didn't use the kitchen for that, other than for snack and drink storage. The bedrooms were just as pictured and very roomy. The complex itself is very quiet and the other tenants were very friendly. I loved that the complex has a security guard, 24 hours a day. The complex is literally 1 block away from all the fun, yet far enough to relax from it. The clubs are on the same street from the condo, however at night you don't hear the music blasting from them, which was a big plus to me. My son and I both agreed, next time we return to Playa, we will definitely stay at Playa Ka'an again. Thank you Tony for being such a wonderful host!

I stayed with my family for one weekend. The location is perfect, closer to restaurantes, shops and supermarket. The decoration is beautiful. Confortable you have everything to enjoy the stay. The pool was a plus. The parking slot as well. I Will back for sure! Thanks to the owner Tony who provide us information and also be sure we have everything we need. Thanks to the concierge as well who always was open to help. Don't waste your time. Book this apartment.

We are a retired couple. We stayed 3 months at Playa Kaan #22. This condo is in a quiet place and it's very clean. When we arrived the concierge, Salvador, was there to explain the facilities to enjoy our stay. He was there too for departure. During our stay we has 2 little problems and they were fixed inside 30min. We return to this condo next year and we recommand it.

We arrive late the first night and there was someone there to help us with our luggage and getting in the gate and our room. During our stay there was always someone there from the hotel management that could help you and they were keeping the place secure for everyone. Thank you for a great vacation to Playa!!
