- Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality make every effort to clean up the seaweed, it can still impact beach conditions and your ability to enjoy the ocean. As it decomposes, it may also produce strong odors. Please make yourself aware of the current state of the seaweed, as we cannot offer refunds for any issues related to seaweed.
- The central location of this property gives you access to the best that downtown Playa del Carmen has to offer. Due to our location next to restaurants and bars, you may experience some noise at this location. We do not offer refunds for noise issues. We appreciate your understanding and hope you enjoy your stay!
- The beach in front of El Faro will come and go seasonally, at times the ocean comes all the way up to the deck and the common area administration will block this area for security purposes. Please exercise caution and comply with any common area association rules.
- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.
- Please note that due to El Faro's security protocols, before your arrival, we will request a photo of each guest's ID that will be at the property during your stay.

The condo was clean and had beautiful views of the pool and water. We enjoyed the rooftop plunge pool in the evenings as well. It is right in the middle of all activities making it easy to walk everywhere which we prefer. It’s a very busy and crowded area and as described, the music goes until 3-4 am. You must be ok with this or else sleep can be difficult. The pool is lovely but reserve your chairs early. There is no private beach near or around this condo. In our option, the surrounding beaches were not useable due to crowds and people selling things.

Although the pool arch water features and our microwave were not working, it was a great stay. Everything very accessible and attentive staff.

The Good:Let's start with the good... this property is located in the heart of Playa. One block to 5th Ave (all the shops & dinning) and 2 blocks from 3 awesome night clubs. The condo is very clean, great layout. Bedrooms are separated so lots of privacy. Bathrooms are spacious and super comfortable. The kitchen is well appointed and the living room is laid out very well. WiFi works perfect! They provide 5-gal bottled water so no need to stock up with water. The property is also very clean with awesome security. There are guards day/night located at the pool to keep non-residence out of the property. My girlfriend and I felt very safe. Washer & dryer are on the 1st floor, 3 of each. You must get tokens from the front desk (60 pesos per w/d). I found the property very quiet which we liked. This unit was located on the south side of the property (less street noise). The towels are nice, newer and so are the beach towels. AC units in both bedrooms & living room.Could Improve:The master bed mattress is not that comfortable. In addition, the bottom sheet is not a fitted sheet... just a top sheet used as a bottom sheet. I didn't find the pillows comfortable either... rather hard. Mattresses and pillows are a personal thing... hard to please. They don't provide any spices nor salt & pepper. I'm sure people like me leave them behind but I'm certain the housekeepers take them home. Mega Foods does not salt & pepper shakers... bring your own if it's important. The TV's are smaller... not an issue for us since we didn't turn them on. Buy your own paper towel... the kind they provide is really cheap. The property provides lounge chairs at the pool but at least 35-40% of the chairs have torn webbing so you feel the support rods on your back as you lay down. Since we were there the 1st week of Dec, the pool wasn't super busy but if we came during the winter/spring, we would have had to lay out on the pool deck instead of the worn out pool chairs. Other notes:We rented a car at the airport but returned it early. Cab to the airport was $700 pesos ($35 dollars) and for day trips, we used Budget ($70 us dollars per day, full coverage) & the Budget office is really close. The Gym.com.mx is a great fitness center & is only 3 blocks away. $75 us dollars for 10 visits. Yoga was just a few blocks too. Mega has better food, produce, meats than Walmart. The massage gals located at the pool did a bait & switch... not cool.
