Main Level: Features a large open-format dining, kitchen, and living room area with dining seating for 20+. Two king bedrooms, including a master with an office desk and chair, and dual vanity full bath. Outdoor deck with rocking chairs and mountain views.
Lower Level: Includes the indoor heated pool, a large deck with fire pit seating, hot tub, queen bedroom with futon and full bath, washer/dryer, and theater room with 10 recliner chairs.
Second Level: Boasts two king bedrooms and one bedroom with a queen over king custom bunk, all with en suite full bathrooms. A game area with custom twin bunks, each with their own TV, a large smart TV, shuffleboard, foosball, multicade, and a mini kitchen.

GUEST ACCESS:
You will have private access to the entire lodge, including the outdoor areas. The front door has an electronic lock, and you will be provided the code before check-in.
We provide a limited starter supply of soap, toilet paper, and paper towels. You may need to buy more depending on the length of your stay. Note that a park-style grill is located at front of cabin and charcoal for the grill is not provided.
Guests should be aware that there is a floodlight camera facing the driveway and a ring doorbell camera at the front door. These are for your protection; if you tamper with the cameras, you will be asked to leave the property immediately.
Free parking is available, and there is space for about 6 cars in front of the cabin.
Be sure to explore other nearby attractions, including Ober Gatlinburg, The Arts & Crafts Community in Gatlinburg, Anakeesta Gatlinburg, Dollywood, Splash Country, and The Island!
We do not send maintenance to the property during your stay, only after you depart.
The Rambling River Waterpark is closed January 1–February 28 and operates weather-dependently in November and December, with heated water features when temperatures stay above 60°F for two or more days and the forecast holds. Pickleball, mini-golf, and other non-water amenities remain open year-round.
Please note that this is a brand new community that is still under construction. There may be some construction noise in this community during your visit.
HOUSE RULES:
The hot tub is for usage by adult guests. Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or if you are pregnant. Use the hot tub at your own risk.
Fires are prohibited outside of the fire pit area. Unauthorized fires (including candles) will be charged $100 plus damages.
We do not send maintenance to the cabin during your stay, only after you depart.
No smoking inside cabin. Smoking outside is okay, however, please do not leave cigarette buds on ground or throw off the deck area.
No pets at any time. There will be a $1000 penalty and immediate eviction.
No parties allowed.
No refunds for weather/natural disasters/power outages/neighborhood noise and other things beyond our control. We recommend purchasing travel insurance should something unexpected require cancelling your trip for any reason (there are many web searchable options).

We were so excited to stay in Soaky Bear and when we got there the house did not disappoint! Everyone loved their rooms and some adults even slept in the bunk beds and were very comfortable. The cabin had everything we needed for eating breakfast and dinner in (even had two crockpots). The beds were very comfortable (but tall - we had a shorter person that had to use a chair to get in bed Haha). The host answered message very quickly and some of our group used the pool and hot tub in the house. They were playing the football game at the rec area in the front of the complex and I was sad it was dinner time and could not enjoy it. Will definitely be booking for another trip!!

We had an absolutely wonderful time at this amazing cabin! We loved everything about it! The property was spotlessly clean and had plenty of everything! We had abundant dishes, cookware, towels, space, etc! It was very comfortable, and the temperature was perfect on all 3 levels, even in the August heat! The pool was incredible!! It rained a lot on our trip, but with the games and the pool inside, we had plenty to do! When we did get out, the water park was perfect! We loved everything and will definitely come back!

We choose a spot each year for our entire family, grown children, spouses, and grandchildren to meet and enjoy time together. This year we chose the Gatlinburg, Pigeon Forge, Sevierville, Tennessee area, and we had a wonderful time. Finding houseing is alway a challenge, and we were delighted to find a spot that would house all of us. It was great to have enough beds and bathrooms for our family. The house was close to everything, and had a great community area with a pool, lazy river, pickleball, mini golf, and more. We enjoyed the outdoor theater in the evening, and all the amenties.The house also had an indoor/outdoor pool which we enjoyed as well. The managers were very helpful throughout the process and got back to me quickly when questions were asked. I appreciated that. The property was also a mile from the Walmart which is always a plus when feeding lots of people.The only downside to the property was that the bunkbeds are in an open loft, and the only gathering area for the adults was right below that area, which made it difficult to play games in the evenings as the noise kept the littler ones awake. The air conditioning also seemed to have a hard time keeping it completely comfortable in the main areas during the afternoon and evening.We had a wonderful trip, and enjoyed the house and all the amenities.

It was a great place to stay in a convenient location. Very spacious for our large party. Everyone from the kids to the adults had a great time. The hosts were very responsive and addressed everything immediately. Look forward to recommending this property to family and friends and hopefully be able to visit again.
