The Space:

🔹The house is built on a hill, so when you walk in the front entrance (zero steps), you're already upstairs already. The upstairs has all 5 bedrooms with 2 bathrooms, as well as laundry.
🔸The lower level has the kitchen, dining, both living rooms, 1 bathroom, and walk out access to the deck/exterior entertainment

🔹Our Rock River waterfront home serves as a peaceful retreat for families, large groups, & business travelers. You're a 5 minute boat ride away from Lake Koshkonong - enjoy fishing, boating, and scenic views at one of Wisconsin's largest lakes.
🔸Upon entering, you'll be greeted with 5 bedrooms, 2 bathrooms, and the laundry room. The private master king suite has a sitting room to enjoy the water views. Two bedrooms each have two queen beds (one is a queen bunk bed and one is two side by side queen beds). The other two bedrooms have one queen bed. All bedrooms have a smart TV, fan, and clothing storage.
🔹Stepping down into the lower level, you'll see the fully stocked kitchen/dining area with 5 barstools at the breakfast bar, and a large formal dining room table that comfortably sits 10. This is the perfect area for groups or families to enjoy a meal or play a board game. Also, there's dinnerware and a high chair for children.
🔸After brewing your complimentary coffee or heating some tea, you can step outside onto the spacious deck overlooking the Rock River. On the deck, you can find luxury outdoor seating, a 6 person hot tub, 4 person sauna, fire pit with 8 chairs, gas grill, and a 8 person dining table.
🔹From the deck, you can also access the dock by walking down the steps. Here you'll be able to soak in the peace and beauty, launch your kayak or paddle board into the water or swim/fish from the pier.
🔸You can put your boat in the water at "The Newville Public Boat Launch", which gives you direct access to Lake Koshkonong as well as our dock where you can tie up your boat overnight.
🔹Let's head back inside and to the entertainment areas. You'll find shuffleboard, darts, pool table, board games, and a children's play area.
🔸Enjoy the big game or a family movie on the 65" smart TV, modern furniture or bar top seating.

Residential area with an older population. The house is located at the very end of the street so it's quiet overall.
Getting Around:
Vehicle will be your best form of transportation for entertainment otherwise you can drop your boat off at the landing and dock the boat at the house.

🔸The Newville Public Boat Launch is the nearest public boat landing, located at 10007 N Ellendale Rd, Edgerton, WI 53534.
🔹Four pets maximum per stay (A pet fee will apply).

Overall a really great place! Lots of space to spread out in the house and lots of fun stuff providing with the paddle boards, kayaks, and games. The back deck is huge, but could use a good cleaning. I would recommend this place.

Overall the stay was great. We stayed 10 nights. Check-in was a breeze and house was clean and fully stocked upon arrive. Hot tub was very clean. House had tons of entertainment, great for kids. Bathrooms and bedrooms were all spacious and clean. Large screen TV was really nice. We did have a few problems. We had mice get into the silverware drawer and had to wash all the silverware twice. Had to run out to get mouse traps and caught 2 mice under the kitchen sink. No more mouse issues after that. The Big Buck Hunter game did not work. Also the sauna did not work, but it was hot out and we weren't going to use anyway. The driveway is tricky, on a slant and downhill. There was plenty of outdoor trash cans, but on garbage day we were expected to haul the cans to a pickup location about 1/2 mile away, up hill most way. You need a truck for that. Also, we had empty the 2 dehumidifiers every day. There was only a broom for cleaning floor, and for 10 days with a housefull of people, we needed a vacuum and a mop. Water right off the dock is not the best for swimming, but we had a boat and there were a few nicer spots to swim out on the lake.

The hot tub wasn’t running properly, we couldn’t get the sauna to operate, the games were not operating. The seats in the kayaks were broken. The filter in the coffee pot was left with the grounds in it. The bathroom did not have a waste paper basket so we used a brown bag. The smoke alarm was chirping when we arrived. We had a good time with the shuffleboard and pool table.
