One of the key features of this apartment is the inclusion of a parking space. This is a luxury in the bustling city and eliminates the stress of finding a secure place for your vehicle.
The apartment has two bedrooms and one bathroom. The main bedroom has a queen size bed with closet space, and the second bedroom has a trundle bed with two twin mattresses. When the lower mattress is pulled out, it lifts up and makes a king size bed.
The kitchen has brand new appliances, with a stovetop and oven, microwave and full size refrigerator.
There is a comfortable couch in the living area, and a nice sized dining table to eat or work. We have one TV that can be moved to the living or the bedroom for your convenience.
We have a brand new stackable washer and dryer in the apartment.
The apartment is the lower unit of a three-plex, so you might hear footsteps or running water. The mailboxes for the three units are on the front of the house, so you might see/hear tenants collecting their mail.

Guests have access to the apartment, no spaces are shared. The parking lot is shared with other tenants of the main house. The parking lot is small so if you have a larger vehicle it will be best if you find parking on the street.

- Turn off lights, TV, heater, & stove when not in use
- The property shall not be used by more than the number of adults and children listed in your reservation.
- No pets allowed
- Conserve water, California is currently in a drought
- Recycle & Compost if there are receptacles in the unit
- Please consume or take all leftover food. Extra food beckons little critters and bugs!
- No commercial photography or filming is permitted on the property.
- Please only deposit toilet paper in the toilets (no baby/adult wipes, floss, tampons, etc...)
- Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
- A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests.
- On check-out, return key to the lockbox. There is a fee for misplaced keys, or for keys left in the unit.
- During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills.
- Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Run the dishwasher, washer and dryer (if applicable) during non peak hours. We appreciate guests helping to conserve energy.

Cozy accommodations - clean and comfortable. Bed was comfortable, bathroom very functional despite our worries based on the picture. Shower has good flow with hot water. Kitchen worked fine for us, although we didn’t cook except for making coffee, toast, and reheating leftovers. Dining room was fine as was living room and TV. No issues with WiFi. Very convenient to Piedmont Gardens where we were visiting parents, and to Piedmont street restaurants, grocery, pharmacy, etc. Host very responsive and gracefully accommodated our changing schedule. Would definitely stay here again.

Great neighborhood, easy walk to Piedmont Ave., for anything you might need, want, or just to stroll. Accommodations were good with great host communication. Price is right.
