Modern walk out basement apartment just 1.7 miles from the quaint Village of Ellicottville, NY sitting on 2 acres and 3 miles to Holiday Valley Ski Resort. Beautiful scenery and a fun town to shop, golf, hike or just relax by our fire pit.
Apt. includes 1 bedroom (king bed), Living room w/ sofa (1 queen pull out), 1 full bath, large full kitchen, washer & dryer, Weber gas grill. Lots of great restaurants and shops with a ropes course adventure, golf course and ski hills within minutes!!

Open layout with Corian kitchen countertops and ceramic HEATED floor tile throughout. Roku 4K Smart TV. Separate entrance. Very clean and private. There is WIFI and YouTube TV. Nicely decorated. Enjoy the beautiful views, Weber grill and fire pit. All the amenities of home, all linens, coffee maker, pack n play, high chair, iron, blow dryer, full washer & dryer.

After staying in 4 different places this was our most favorite. We had our German Shepherd with us and the big yard was perfect. If we had it to do over again we would go straight here.

Perfect place to stay.. just outside of Eillicoteville with lots of green space but close enough to fully explore and enjoythe village and surrounding area. The rental was clean, cozy and comfortable…..perfect in every way for us and our dog. Would highly recommend… Hosts Rob and Lisa were very communicative and quick to answer any questions…Highly recommend staying here

Our family came to spend the weekend skiing at Holiday Valley. Excellent location, within 10 min or less of town center and the resort. The space is clean and they did a great job updating the space. It rained the weekend we went and although we still skied, we also spent more time in the space than originally anticipated. It is a space you can feel comfortable spending time in. One thing to keep in mind, that I did not appreciate when I booked it, is that it is a basement unit. You can hear the renters above walking around or in our case running and jumping and playing loud music. The rented space above is a larger space so in our case it was two larger groups over the span of our stay. This is the risk you take traveling and of no fault of the owners. We would stay here again.

My husband and I wanted a quick getaway and came across Rob and Lisa’s listing. Pictures don’t do it justice. The apartment is immaculate and has everything you need. Check in/check out directions were easy to follow. The scenery is stunning and we used the fire pit both nights. Bed was comfortable, shower was hot. Others have mentioned that the upstairs tenants were loud. You can hear people walking around but for us it was tolerable. We’ll definitely be back!

We had a great stay here! Super close to Holiday Valley and downtown Ellicottville. The pullout couch was comfy. The kitchen had all the supplies you need! Gorgeous backyard. Overall extremely happy with this place! Would definitely recommend.

When we first came here, we thought this property was gorgeous and we were looking forward to a relaxing, yet short, vacation. We both work hard - I’m an attorney and my partner works in tech, and we wanted an opportunity to get away with our dogs, commune with nature, and truly rest before diving back into our demanding work schedules. We had the property to ourselves, read all of the directions and welcome packet several times, and realised there was a property upstairs, but assumed the owners rented out the basement apartment when they were out of town. When we first came here, we thought this property was gorgeous and we were looking forward to a relaxing, yet short, vacation. We both work hard - I’m an attorney and my partner works in tech, and we wanted an opportunity to get away with our dogs, commune with nature, and truly rest before diving back into our demanding work schedules. We had the property to ourselves, read all of the directions and welcome packet several times, and realised there was a property upstairs, but assumed the owners rented out the basement apartment when they were out of town. Later on, when hearing someone walking around upstairs, we learned that there was another occupant - this not clear from the listing, despite the listing saying you could enjoy 2.5 acres of land. We enjoyed our stay until then, but if we visit Ellicottville again, we'll likely stay elsewhere that is not a shared location.

We had a wonderful stay for a long weekend to celebrate our anniversary. The listing was just as described, a cozy basement apartment with walk out. We did have guest staying above us as well, we could hear them moving around, but no other noise. The outdoor space was great for our pup to run around and we enjoyed the fire pit 2 nights (watch out for poison ivy growing on some of the wood). The kitchen had what we needed for a couple of quick breakfasts and we appreciated the extra pillows in the closet. We enjoyed the downtown, but it wasn’t as lively as we had hoped, and we never had an outstanding meal.We had hoped for more patio spaces and bars. We did enjoy Steelbound Brewery, and 12 Gates of EVL. We would highly recommend checking out Ellicottville Distillery, just outside of town. We hiked in Rock City State Park and the Griffis Sculpture Park was a fun a little find. All around a great weekend!!

This is an incredibly charming property with breathtaking views! Definitely does not feel like you are in a lower level location. It was super clean and the photos do not do it justice. Very spacious yet super cozy! The communication with Rob the host was superior and I am looking forward to returning for another stay! You will not be disappointed booking this beautiful property. :)

Our family of two adults and two children booked this cozy space for a ski weekend getaway. The space is nicely updated, well decorated, and clean. Parking is provided on the premise and the space comes well equipped with kitchen essentials such as cookware, a toaster oven, and a coffee machine. The location is convenient and a close driving distance to downtown Ellicotville and Holiday Valley. This is a basement apartment so if guests are booked in the space above, you will be able to hear them walking around, chatting, and playing music. Lastly, the water smelled quite strong of sulfur which can be off putting if you are sensitive to smells.
