About this house rental
Escape the hustle of the city and unwind at this charming 1,000 sq. ft. cottage set on a 47-acre working farm. Featuring brand-new LVP flooring, abundant natural light, and a cozy open-concept layout, this 2-bedroom, 2-bath retreat is designed for peace, comfort, and family fun.

In-Unit Laundry: Dedicated laundry closet with a stackable washer and dryer located in the hallway.

Master Bedroom: Queen bed, closet, Smart TV, and an ensuite bathroom with a walk-in shower, hairdryer, and plush towels.
Bedroom 1: Features a twin-over-twin bunk bed set plus a full-size bed, two nightstands, and a small dresser.
Hallway Bathroom: Full bathroom featuring a bathtub/shower combination, towels, washcloths, and a hairdryer.

Private Backyard: Relax around the backyard fire pit with outdoor dining seating and table (s'more sticks provided in the kitchen!).
Firewood: Bring your own or purchase $10 bundles on-site (pre-order during booking or buy directly from our daughter).
Heated Pool & Playground (Open May 15 – Sept 15): Located just a short stroll around the hosts' residence. Enjoy a shared in-ground pool with a slide, pool house (shower, toilet, changing room), ping-pong table, lounge seating, and a kids' swing set with mountain views.
Note: Pool is shared with another rental on the property (6 ft. deep end). Adult supervision is required for children at all times.
Farm Life & Local Visitors: Take a stroll to visit the cows and our friendly farmer, Mr. Brian! You may also receive a visit from our friendly pups (Chico & Scarlett).

House Rules & Important Policies
We work hard to maintain a clean, peaceful retreat for all our guests. Please review our policies to avoid penalties:
No Parties or Unapproved Guests: Strict $1,000 fine and immediate eviction for unauthorized parties or gatherings. Visitors must be approved prior to arrival. Additional unlisted overnight guests are charged at $150/guest/night.
No Smoking: Smoking (cigarettes, marijuana, pipes, vaping) inside the home is strictly prohibited. Violators will face a minimum $250 fee. We provide a cigarette disposal container outside the front door.
Pet Policy (Dogs Only): Up to 2 dogs allowed (max 60 lbs total, unless approved). To keep cleaning fees manageable, pets must stay off all furniture and beds. An extra cleaning fee of $80/hour applies if excess pet hair is left behind. No cats allowed due to severe allergies.
Excessive Cleaning Fee: Please treat our home with respect. Messes requiring extra attention are billed at $80/hour.
Winter Travel Advisory: Driveway is steep and winding. While maintained, winter conditions may require 4WD/AWD vehicles.

This was such a nice drive from Binghamton. Close by and very scenic. The house is identical to the pictures in the listing. Very clean and tidy. Owners came out and greeted us right away. Their little girl came over to play outside with our son. He held a chicken for the first time. Beds were very comfy. Internet worked perfectly. The kitchen had all we needed to make a family meal. It was just BEAUTIFUL! The whole thing. The whole experience. We would definitely like to come stay again, if they will have us. I think we did great tiding up after our stay. Overall, just a great getaway! Thank you for inviting us in.

The house was clean and nicely decorated and had plenty of comfy seating in the living room. I met the owner when I arrived and she was very nice.I have only two minor complaints: They do state that the property is on a "working farm," but I was surprised to find that my bedroom window was about 30 ft away from a chicken coupe--complete with a resident rooster. So at exactly 4:39 am we were woken by his serenades. And pretty much remained awake for the rest of the morning. I had actually been hoping to sleep in a little, getting a break from my cats who wake me around 5:30 for sustenance. Nope. Both mornings I was woken *before* dawn. Again the rooster is directly outside the bedroom window, just on the other side of the driveway.One other minor suggestion: perhaps clean up the back area where the fire pit is located and add some cushions to the hard, uncomfortable metal chairs--or select different chairs. We were hoping to sit outside in the evening but the back area looked uninviting and uncomfortable, like the chairs and fire pit were just tossed back there as an afterthought. Also the large table out there was dirty and set off to the side. If you're expecting guests, I would think the table would be cleaned.
