Peloponnese, Messinian Gulf. A treasure trove of centuries-old culture, cuisine, endless olive groves, and tranquility. This dreamlike vacation home boasts a breathtaking, secluded location on a cliff, 30 meters above the sea. It is built on a mountain ridge and faces east toward the Mani Peninsula and the Taygetos Mountains. A 180-degree panoramic view of the Gulf of Messinia offers a new vista every day. Complete privacy and tranquility on a 4,000-square-meter olive grove. The scent of lemons, oranges, and rosemary from the property’s own plants, combined with a dip in the private pool, rounds out the experience.
The Accommodation:
A two-story, 150-square-meter vacation home with three bedrooms and a large living area, situated in the front row overlooking the Gulf of Messenia! Secluded location on a 30-meter cliff above the sea. Spectacular sunrises over the Taygetos Mountains! The large terraces overlooking the sea offer sweeping views across the entire Messinian Gulf—from Kalamata and the Taygetos Mountains (Mani) to the nearby historic Venetian-influenced town of Koroni.

In the lower level:
3 bedrooms with simple en-suite shower rooms. One of these bedrooms is located at the rear, built into the mountainside with a side window. Two bedrooms have private access to the lower terrace with a panoramic eastern view over the sea to the 2,600-meter-high Taygetos Mountains! Simple shower rooms, all with a sink, toilet, and shower.
Hot water via a solar system.
Upstairs:
Living room with an open fireplace, fully equipped kitchen with dishwasher, stove, range hood, refrigerator, and espresso capsule machine.
An additional utility room with a washing machine and guest restroom, as well as another shower on this floor. Outside on the sheltered side: gas BBQ. Large terrace with dining table and lounge chairs.

6m x 4m x 2m saltwater pool, with weekly maintenance. (Pool not in operation from November through April!) With a sun deck, a total of 6 sun loungers, and a large umbrella on the first floor.

Best swimming season: May through December. Mosquito nets on the windows; air conditioning available in every room. Possible additional costs from June through August. A light sea breeze always blows through the shutters and mosquito nets when the windows are open!

From September through January, there may be disruptions lasting several days due to the olive harvest! Additionally, there may be occasional pruning, fertilizing, and mowing work in the olive grove throughout the year.
Due to its secluded, remote location, the drive up a steep dirt road along the mountain ridge is an adventure—but you’ll be rewarded with absolute tranquility and a unique view!

Encounters with wildlife may also occur!

The house and property are located right on the water’s edge! The olive grove ends at an unguarded 30-meter cliff! (CAUTION is advised!) This ensures absolute privacy and prevents any beach tourism right in front of the house.

The nearest stunning beach is a 3-minute drive or a 10-minute walk away.

Access to all rooms, except the garage and private storage room.

Bath towels, hand towels, and bedding are provided.

Detailed access instructions, alarm system operation, etc., are provided via an instructional video.

The house is secured by an alarm system and video surveillance (not in the private areas!).
