About this house rental

Step back in time without giving up a single modern comfort. This two-story carriage home, originally built in 1885 and converted to a private residence in 1923, sits in the heart of historic downtown St. Augustine - the nation's oldest city. Horse-drawn carriages pass just outside, church bells drift through the air, and centuries of Southern charm surround you the moment you arrive. Sorry, No pets.

The space
Spread across two floors, the home sleeps up to 6 guests across three bedrooms and two full bathrooms. The main level holds two bedrooms and one full bathroom, with easy access to the outdoor spaces that make this property so distinctive. Upstairs, the master bedroom comes with its own en-suite bath, giving the primary guests a private retreat at the end of the day.

Living & dining
The second floor is where the home comes alive. A bright, open living room flows into a dedicated dining area, giving the group a natural place to gather between outings. A covered balcony off the upper level is the perfect perch for a slow morning coffee while watching horse-drawn carriages roll past on the street below.

Kitchen
The fully equipped kitchen is ready for everything from a quick breakfast to a full group meal. You'll find a refrigerator, stove, oven, microwave, dishwasher, toaster, coffee maker, cooking basics, dishes and silverware, and a dining table - everything you need to cook and eat in comfortably.

Sleeping arrangements
Three bedrooms and three beds across two floors give guests flexibility in how they settle in. Bed linens, towels, and essentials are all provided, along with hangers and an iron for longer stays.

Outdoor living
The outdoor spaces here are a genuine highlight. A shaded side patio, a garden deck ideal for grilling, and a covered front porch give you multiple spots to unwind beneath mature trees draped in Spanish moss. Fire up the BBQ using the barbecue utensils provided, pull up an Adirondack chair, and let the afternoon stretch out at its own pace.

Practicalities
The home includes free driveway parking for up to 3 vehicles, keypad self check-in, a dedicated workspace, HDTV, washer and dryer, air conditioning, ceiling fans, and heating. Smoke alarm, fire extinguisher, and a first aid kit are all on-site. A hair dryer and bathtub are available in the bathroom. Note: no carbon monoxide alarm is present - the host has indicated one is not necessary.

Location
Downtown St. Augustine's restaurants, breweries, shops, and historical landmarks are all within easy walking distance. Vilano Beach and other coastal spots are just a short drive away, rounding out the mix of history and coastline that makes St. Augustine such a compelling destination.

We three couples had a wonderful weekend at The Carriage House. The property is clean and well cared for, the beds are comfy, the walls are solid (with earplugs, I heard nothing of the rambunctious card game my family held in the upstairs dining room andslept soundly through it in the likewise upstairs bedroom), and the toiletries, paper goods, etc., are all of nice quality. Though St. Augustine is very busy this time of year, our street was quiet and removed from the crowds while still in walking distance of everything we wanted to do and see, and the onsite parking was a huge plus in this busy area of town. Suncoast Properties was very responsive and helpful; the morning of our departure, I called to clarify the check-out time, as the VRBO listing and emailed instructions differed. I was quickly connected to an operator who, in turn, had the property manager, Matt, call me right away. He immediately offered to honor the later check-out time and pleasantly inquired about our Nights of Lights weekend. That afternoon, I texted him to say one of our group left a necklace behind. He said he would ask the cleaners to keep an eye out for it. The next day, he texted to say it had indeed been found and let me know he would mail it directly. Fantastic customer service on the entire team's part. A wonderful stay all around...highly recommend!

Rating Details: The property manager was very unhelpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We were disappointed in several things. First, we didn't get check in info, we had to email and call multiple times on check in day and finally got access info after the scheduled check in time. The house should be a gem, but it's not. The first floor has different levels of flooring, the larger of the two bedrooms has areas where the floor is lumpy under the carpet, that room needs to be brought up to the flooring level of the hallway. The bathroom was updated on the first floor and it was the best part of the whole house. The side deck is so bad it felt like you would fall through when you walked on it. Upstairs, the kitchen is in need of updating, the counters are a combination of types. The whole interior needs fresh paint and fresh flooring. The carpet was very old and dirty. We found candy wrappers and even food on the floor in the living room. A water bottle with cigarette butts was left on the 2nd floor deck. Nearly all of the decor felt like junk that was no longer wanted and just stuck there. This house with its historical value and location should be a gem but it's not. It could be with a lot of needed repairs and thought in the decor. Just because a house is old doesn't mean it can't be updated, nothing in there felt like well preserved historical items, it just felt neglected. Management needs to do an inspection and make recommendations to the owner.
