Highlights include 3br +, 3ba, 3 levels + top level view sky deck, ocean views, 4 exclusive outdoor areas (including exclusive access to the ground level patio), BBQ, onsite washer/dryer, beach bear, & tandem parking for up to 2 compact vehicles! No A/C, floor fans are provided. Maximum occupancy 8 (6 adults max).
GROUND LEVEL (entry + parking + main living area + br #1 + ba + patio)
Step into the gated front yard into an oversized patio complete with an Ocean View patio table & seating + BBQ, exclusive only to this townhome.
Off the patio area is the front entry that leads into the main living area and features an open floorplan, ideal for visiting with friends & family. The living room includes an oversized sofa & mounted tv, the dining nook includes built in bench seating, and the kitchen is fully equipped + includes high end stainless steel appliances.
Off the main living area is bedroom #1 with a queen bed, full bathroom (tub/shower combo), and attached 2 car tandem garage.
SECOND LEVEL (br #2 + 1 ba + private deck + w/d)
Stairs will lead you to the second level that houses bedroom #2, complete with a King sized bed, ensuite restroom (tub/shower combo), and a sliding patio door that leads to a private outdoor deck. Rounding out the second level is a stackable washer/dryer.
THIRD LEVEL (master retreat)
The entire third level houses our light, bright, private, and spacious master retreat. This relaxing space includes an expansive Eastern King sized bed, gas fireplace with a mounted SMART TV above, and private outdoor deck with views of the sunrise. Of the master is a glorious ensuite bathroom with spa tub & separate shower, and oversized walk-in closet.
FOURTH LEVEL (*rooftop deck)
Take a private set of stairs up to the exclusive rooftop deck, with expansive views of the ocean & city of Mission Beach. The rooftop houses a patio table, chairs, shade umbrella, and is the ideal place for soaking up the San Diego sun! This rooftop is exclusive to this unit; the second townhome has its own rooftop deck space, separate & inaccessible from this unit.

POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

The bed linens appeared to be clean. The tile and restrooms were clean. The walls had scuff marks all over the paint in high traffic areas. The carpet appeared to be dingy. The living room/kitchen had a strong overbearing odor like something was old and musty. We figured it was the couch.

Well appointed. Fantastic location. Perfect place for a family trip with our 2 adult children and their spouses. Second to the beach. Quieter area of North Mission. Away from the primary entrances to both Mission and Pacific Beach, so less crowded. Although we were there during the shoulder season. Coffee shop/bakery literally next door. Cool restaurant/bar on the corner less than a minutes walk. Easy access to the bay. Phenomenal views at sunset from the rooftop patio.Being Zonies, the Slope poster in the staircase was a comforting touch.If I have to nit pick, parking was the biggest issue. But, it's basically beach front property. It's understandable. And that being said, we got a Crosstrek and a Kia Carnival in the garage (pretty impressive TBH).More nit picking specifically for the owner/rental agent. No one was in the second half of the building the whole week, and had we been aware of that parking would have been infinitely easier. But I'm not sure the owner or rental agent was aware of the vacancy in the other place, so maybe they just didn't have the information.

Just steps from the beach , a bakery, and restaurants make this residences location perfect. The living spaces were good size, bathrooms were clean, and beds were comfortable. Beach toys and towels were a plus.Couple things to note about the property. Potential renters should make sure and pay attention to the listing garage width and location. Not a deal breaker, but getting a mini van into the garage and leaving enough room to open the front doors takes some practice. Additionally, the garage opens into a narrow alley with limited maneuverability. Pick your vehicle wisely.The kitchen has a limited amount of cookware and utensils.The management company was very responsive to an issue we had during our stay. Ultimately, it couldn’t be resolved during the stay but the company and owners were very accommodating.
