About this house rental

Red Roofs is a spacious and rambling detached family home in a beautiful, peaceful Norfolk Broads location. Full of a comfy mix of old and new furnishings, the rooms are all filled with light. Plenty of space for 8 guests and their dogs. An ideal dog friendly holiday home.

Dining Room
Large room with big bay window looking onto front garden, mahogany table with additional table to provide more seating. Side boards and well filled book case in this room plus high chairs if needed.

Kitchen
Well equipped with a small table and chairs, large fridge/freezer, electric cooker, microwave, dishwasher and washing machine. A little old fashioned but perfectly functional. From here you go into the hallway off which are the stairs and…

Lobby
Hooks for coats etc. There is a solid wooden gate as well as access to the garden so an ideal space for letting muddy dogs dry off. Just off here is the….

Bathroom
This is just across the hall from the bedroom. Bath and separate walk in shower, toilet. Modern fittings, bright and roomy, with bath aids if needed.

Main downstairs bedroom
Large and airy room with bay window looking over front garden to Hickling Broad beyond. Very comfortable divan superking double bed (which can also be split into twin full size singles). Large fitted cupboard, chest of drawers and dressing table.

Sitting Room
Large well lit and comfy space with French doors opening out onto the front garden, squidgy sofas and solid oak furniture. TV, DVD and video. Open fireplace with a plentiful supply of free coal and logs.

Twin bedroom
Twin bedded room with storage space and view across the front garden.

Twin/kingsize bedroom
Twin beds with the option of turning into a king size double. Hanging space and drawers. Patio doors leading out to the front garden – a wonderful option for an early morning walk to the water's edge.

Upstairs Main bedroom
This is reached by an easy, carpeted stair case. There is a wooden dog gate at the bottom. Very large room with super king size bed which can be made into two full size singles. Plenty of cupboard space, double futon (please ask if you need this made up), chair, built in dressing table. Fabulous views over Hickling Broad and the thatched boat houses.

Second floor bathroom
Bathroom with large, deep bath with shower over. Toilet and sink.

Outside
Plenty of parking on the drive ways either side of the large, grass front garden. This isn't enclosed but the back garden is and is even bigger. Fruit trees grow in the front garden so help yourself when they are ripe.

To the back of the house there is large grass garden, fully fenced and hedged. Garden furniture and gas barbecue. A range of sheds run along the back of the house containing coal and wood for fire.

We had an amazing week at Red Roofs on Hickling Broad. Whilst the house can easily accommodate 8, we made use of the discount for smaller groups, which was perfect for our 2 humans, 2 big hounds family. We often find that holiday homes are either great for the humans, or great for the dogs. Rarely do we find places which are perfect for all of us. But Red Roofs cracked it. When we arrive at other holiday cottages one of us usually takes the dogs for a walk whilst the other dog proofs the accommodation (inappropriate rugs up, delicate things hidden, our vet beds down). No need for any of that at Red Roofs, you can just settled right in straight away. It is a stunning location and an amazing home. The huge back garden is fully secure so we could just leave the door open and let the dogs wander in and out. There is a dog entrance, complete with dog towels and a dog gate. The beautiful flower border has been fenced, so there was no need to worry about my big boy trampling the daffodils. Dog crates, beds, towels and sofa coverings are provided, so you really can relax safe in the knowledge that this is a truly ‘dog friendly’ accommodation provider. The best way I can describe it is to say it’s like going to stay with your favourite dog-mad Aunt… beautiful home, Victoria sponge waiting for your arrival, big comfy furniture – with all the lovely ornaments up high just out of tail reach. Dog throws for every sofa and washable rugs covering the carpet so you can all truly relax and wooden dog gates in case you want to stop your four legged family members from accessing certain areas. For the humans, Red Roofs is equally accommodating. The superking bed was super comfy. If I tell you there are 5 teapots to choose from, you’ll understand how well equipped the kitchen is. Logs and coal were available without additional cost, so we had a fire most evenings. Garden furniture meant breakfast on the patio. The bathroom has a shower and bath. The dining table would seat 8 easily and there are jigsaws in the cupboard (just as you would expect from your favourite Aunt!) I’ve not even mentioned the location yet. It’s on Hickling Broad… Across the track from the property and you’re on the water. There are easy dog walks from the property and a dog-friendly pub serving great food a short stroll away at The Pleasureboat Inn. It’s just down the road from the Norfolk Wildlife Trust reserve, and we heard cranes bugling from the back garden. We spent far longer than anticipated just relaxing at Red Roofs, playing with the dogs in the garden, playing board games on the kitchen table and reading by the fire. All in all, a brilliant week.

We had such a lovely stay at this beautiful dog-friendly holiday cottage. From the moment we arrived, it felt welcoming, cosy and incredibly well thought out. The cottage itself was spotless, comfortable and had everything we needed for a relaxing break. What really made it perfect for us was how dog friendly it was. Our dog felt completely at home, and the secure outdoor space meant we could relax knowing they were safe while enjoying the fresh air. It’s not always easy finding places that genuinely cater for dogs, but this one really does The surroundings were peaceful and ideal for long walks, and it was the perfect place to unwind and switch off for a few days. The hosts were also fantastic – friendly, helpful and clearly passionate about making sure guests have a great stay. We wouldn’t hesitate to return and would highly recommend this cottage to anyone looking for a relaxing break, especially if you’re travelling with your dog. Thank you for such a wonderful stay! This was a very last minute anniversary treat getaway so had not really done much research into the property. Honestly the location and size of the garden was just perfect for us. My bulldogs love racing around parks/fields and red roofs garden was like their own private park. Due to the weather they got extremely muddy, red roofs has the perfect space to let them dry off before letting them in main house (apologies for how muddy the provided dog towels got) the lane the house is on is also a godsend as one of our bulldogs has a fear of moving cars and we usually can not road walk her at all, no problem here - that was such a treat for us to be able to walk out the front door rather than us have to drive her somewhere. The house itself was just our style with the lounge being a stand out room complete with open fire and very generous amount of logs and coal. The dogs and ourselves enjoyed just chilling out looking across the Broad I imagine in summer it will be an amazing space having the French doors open. The downstairs bedroom was very comfortable and loved the electric blanket on the bed, so thoughtful. The kitchen was well stocked with all the usual pots, pans, plates, glasses, etc and the large dining room was a big treat for us on our anniversary meal, even though we felt a bit lost in such a big room with a big table Even though we only had a short break, we came away feeling well rested and really enjoyed the few days peace and quiet. Definitely recommend this property and would love to come back at some point.

We were very excited to arrive along a quiet track next to Hickling Broad to find a wonderful, traditional and spacious house right next to the broads. We had such a lovely welcome with a tasty homemade cake waiting for us. The huge secure garden was a real hit with our dogs. They did a lot of partying in the garden, mainly chasing birds. And then a lot of snoozing by the open fire. The owner, Jane, was very caring and popped by with extra wood and to check we were warm and comfortable. The kitchen larder was well stocked with lots of crockery and glasses. Plus, two teapots! Red Roofs is a real gem of a property. If you want a traditional get away from it all type of living experience with wildlife on your doorstep and fabulous sunrises and sunsets, then Red Roofs is perfect. .
