With its own private mooring and use of a motor launch, this is the perfect base from which to explore the Norfolk Broads.. Ground Floor:

Enjoying a delightful waterside position, with a private mooring and its own day launch for guests, Still Waters is a spacious detached property which has been refurbished to the highest standards, providing ideal holiday accommodation for any time of the year. A lawned garden leads to the river’s edge and the mooring, with an 8-seater private motor launch to help guests explore the popular waterways and the pretty Broads’ villages, available by prior arrangement with the owner at an additional charge (fuel available locally). The garden is the perfect location for relaxation and watching the boating activity – having its own water frontage means that fishing is literally on the doorstep (seasonal and licenced).

The property is situated just minutes from the heart of Wroxham which is known as the Capital of the Broads, with its waterside restaurants, pubs, cafes and shops. Sailing, walking, nature trails, bicycle hire and golf are available locally. The coast with its sandy beaches is only 12 miles and visitors can experience the delights of the attractive coastal villages. Alternatively spend a day in the fine city of Norwich which is only 8 miles away with its cathedrals, museums, theatre and vast array of cafes and shops. National Trust properties well worth visiting are Felbrigg hall and Blickling Hall. Shops 750 yards, pub 1 mile.

Please remember, if you require the 8 man boat launch, please advise Mr Barrett when you contact him 14 days prior to your arrival. This is so he can put you on the insurance. Mr Barrett will require a lead name for the insurance, this person must be 18 years of age or over, and this person will be responsible for the boat. Between November - March, there is a £100 security deposit, and £100 hire charge on the boat launch, payable by cheque in advance.

Just got back from a lovely stay at Still Waters, located right on the river in a beautiful location. Property was pleasant and fit for purpose. As an overall package it was great being close to the town, right on the river and close to sights slightly further afield . Really enjoyed the use of the boat which was great fun for the family. There were a few finishing touches to the property that could be made like a new sofa, for example. Would happily stay again. Very good.

A little piece of heaven. This place has all you need for an excellent holiday. There are great facilities in the house; ample outside garden which is all fenced in; a great boat for days out. The place is very clean, modern and spacious. It has a large contained patio area for sitting out in the sun bringing the outside in.The boat was perfect for a novice... just the icing on the cake. We had a marvellous time. The house was perfect for us. A very quiet and attractive location but in easy reach of shops etc. The house is spacious and we much appreciated the fact that all bedrooms had their own bath/shower rooms. Cottage could do with some paint and be a little cleaner dish washer etc but a great place with much space for all think drains had a problem but as soon said as mended certainly would use again but boat tired perhaps previous guests hadn’t looked after it usual not mine don’t care brigade all in all good value for money and my nieces had a great time

Still Waters is well placed for access to the river and access to the town. Unfortunately the house does not have curtains or blinds on the large windows of the main room, thus there is no shelter from the sun and no privacy at night. Anyone walking down the lane at night can see in. That apart it is a great house for a family holiday.

We had a wonderful time. Even the weather was on our side. Cooker broke and they replaced it with a new one straight away. Nick and Emily were very helpful and efficient. Lovely place 9 stayed and didn’t feel cramped. Loads of room. Of course the free use of the boat made all the difference and brought out the child in all the men. Lovely time had by all.

Just loved our holiday at Still Waters, big garden and very quiet location. All bedrooms have there own bathrooms which is great for big parties.
