Summary:

This charming original beach house is perfect for a quiet beachy get away.



The Space:

This charming original beach house has been lovingly maintained and redone over the decades. Perfectly positioned between the piers on the Balboa peninsula, visitors will enjoy both the sun and surf on the beautiful beaches nearby. The bay-front is 7 houses away with multiple bay beaches for children not ready for the big waves of the Pacific Ocean.



The open floor-plan feels large with the living room, dining and kitchen connected for big family meals or friendly get togethers. The dining table can seat 8 and the stand-up bar at the kitchen is a great gathering place. The front patio is perfect for any meal at the large outdoor teak table.



The front upstairs bedroom has a bay view from the king bed and a comfortable sitting area that converts to an extra queen bed. The large back bedroom has 2 queen beds. A nice upstairs patio sits directly off this room. The downstairs bedroom has a queen bed, and the bright “garden room” has a day bed that can sleep 1 or 2 and contains extra seating. These 3 sitting areas allow your group to all be together or spread out for different activities. Outdoor seating areas allow for sun or shade all day.



The house has all the amenities: Wi-Fi, cable, a fully equipped kitchen, linens, washer and dryer. The house is filled with beautiful varnished wood and hand-built details, the “schooner” bathroom, the owner’s local artwork, books, games, and a ships bell to ring for dinner.

Quieter area of the Balboa Peninsula near Bay Island. Close walking distance to beach and bay.

*There is only 1 shower in the upstairs bathroom. Downstairs bathroom only has a bathtub. There is also a private outdoor shower.

*Bikes and boards pictured are not for guest use.

- Must be 26 or older to book

- Must provide your email and be able to access our company online portal for house info.

- No parties or gatherings.

- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction.

    Last minute visit. Place was great but cold. Also could have better pillows (felt like my granny’s pillows) and towels. The amount of housework required on checkout was also a bit much. It’s not a dormitory. Otherwise great.

    Overall, we were happy with our stay. Large property with many places to spread out and sleep. We were only a part of 5 and could have easily brought 5 more. Areas I think could be upgraded for future visitors: -BIGGEST ISSUE - No Air Conditioning. The temperature outside during our stay was extremely pleasant. We are not used to going without air conditioning so initially, we found it fun to open all the windows and enjoy the fresh air. The problem came when the bugs started entering the property. There are no screens on the windows and the bugs would come in throughout the day and stay. Unfortunately, this means we had numerous bug bites from mosquitos. There were only 2 large fans in the home so we were very warm at night if we kept the windows closed. I'm all for camping, but with the price point, it wore thin on a week-long vacation. This needs to be fully disclosed and/or remedied for future visitors. -Linens- They are on their last leg. Need to be upgraded. Pillows are thin. Bathrooms- For 5 people, we didn't have too many issues with the 2 bathrooms but only one shower was occasionally an issue. The downstairs bathroom had little room to get ready with a pedestal sink and only a tub. Bedrooms- only 1 T.V. in the upstairs bedroom. The others don't have one. Excellent parking, location to the water, and the kitchen was very nice. We took the opportunity to take the kayaks into the water which was incredible. Great front porch swing and sunroom.

    This is a unique, 100 year old house that is completely charming and well stocked with all the comforts of home. Located between the beach and bay it was close enough to walk to either but far enough away from crowded, chaotic, party area that it was quiet at night. Only two comments; fireplace advertised on site yet personal information provided states fireplace can NOT be used and house across the street is under construction so M-F construction workers began to show up as early as 6:30 am so quiet morning coffee on front porch swing or sleeping in was not an option.
