Emerald Breeze is a 7 bed 5 bath luxury, beach vacation home with PING PONG/POOL TABLE, private heated (Heating optional - additional cost) pool and gulf views- located one half block to private beach access in gated neighborhood in Frangista Beach. This home is a 3 story, over 4200 square foot home with an additional 1000+ square feet of balconies and porches. You will marvel as soon as you walk in the front door. The foyer features a three story floating staircase with a 30 foot ceiling. Travertine flooring, arched doorways and high end architectural features throughout. 5 bedrooms w/king size beds (3 w/ private baths), 2 kid's bunk rooms and all the bells and whistles you expect in a luxury home. Living room has 55' LED HD tv with surround sound. Outside speakers on pool area / 3 decks. Kitchen features: Gas range, dishwasher, and refrigerator all in stainless steel. Granite counter tops, professional series cookware, fully stocked kitchen. All bathrooms have upgraded shower heads.

The following updates have been completed:

-There is a new movie theater in the game room to enjoy when you want a fuller viewing experience with full 7.1 surround sound and a retractable in ceiling projector screen that is motorized. The screen will come down and provide a 120 inch screen for a true home theater experience.
-New furniture throughout
-New outdoor furniture
-Refurbished bathrooms and lighting throughout the home
-Deep clean and refurbished throughout.

Golf Cart: We purchased a fleet of golf carts for our homes because local companies were charging $165/day. We only charge enough to pay for the golf carts and insurance. They range in price from $300 per week to $495 per week (+taxes and processing), depending on time of year. Availability shouldn't be a problem but please inquire first about availability if having a golf cart is a must for your week of stay. The golf cart is a brand new six seater Club Car Tempo with a sound system, leather seats, and a lithium ion battery for an extra long charge.

Usually when renting a home in the area the number one issue guests have is beach access. Being right on the beach is super expensive and being too far away is cumbersome because you have to rent a golf cart or walk many blocks hauling gear. This house is the best of both worlds. A straight shot 1/2 block walk to a private access beach.without paying the price of beachfront property. All the guests always appreciate the location, and the purpose of going to Florida is being close to the beach! Also this house is huge! Other properties in this price range are usually only 2800-3000 square feet. This is 4200. So with a lot of people in the house you won't be on top of each other.

The layout of bedrooms is as follows:
First floor: on the first floor there is a king bedroom which has a door to a bathroom. Others on the first floor living room have a door to the same bathroom. Total one bedroom, one bath.
Second floor: 1 ensuite master, another king bedroom with a jack and jill bathroom which joins to one bunk bed room. And then another bunk bed room. Total four bedrooms, two baths.
Third floor: 2 ensuite masters. Total two bedrooms, two baths.
Parking: The house fits five cars and there is overflow parking in the HOA where you could get one more parking spot.

As for furniture, designer appointments include furnishings by Tommy Bahama, Bernhardt, Lane, Drexel Heritage and Hooker; window treatments by Scalamandre; bedding by Ralph Lauren, DKNY, and Calvin Klein Home.

Bedding: 5 kings, 5 bunk beds (10 twins), and 2 queen sleepers (one in living room and one in master bedrooms - sleeps 20 in beds/ 24 total; Child friendly home includes a Ragazzi crib, 2 pack & plays, baby gates, high chair, and sand/ pool toys. Designer furnishings/ professionally decorated.

High speed Wireless Internet access; 2 full sized refrigerators (one in kitchen, one in garage), LCD TVs in all bedrooms, including 77' LED HD tv in living room. Surround sound system in living room and on all three floors of outdoor porches, including pool area.

PING PONG / POOL TABLE and movie theater seating and surround sound in the game room/movie theater.

Pack and play and high chair available at the house.

HIGH SEASON REFUND POLICY: If you wish to cancel we will attempt the dates and will refund you what we book it for. With enough lead time we should be able to rebook for 100% of what you paid. VRBO does not enough more than a 60 day window of time for cancellations and within 60 days we may not be able to rebook the exact same timeframe for your reservation. If you need to cancel please make sure to contact us as soon as possible so we can rebook the time period. Guests often book a year in advance with many guests that is why a short refund policy that vrbo has just doesn't work.

COVID POLICY: Should the house be unavailable due to a government imposed shutdown, you would get a 100% refund.

DAMAGE PROTECTION: There is a $59 fee included in your reservation that covers you up to $1500 in accidental damages.

POOL HEAT: pool heat is optional, with 3 water fall spill overs/built-in seats/ travertine and pavered pool decking and gas grill. $40/day ($280/week) plus tax. Pool heat is for duration of stay and cannot be heated for partial days. Recommended mid October through mid May.

BEACH CHAIR SERVICE: We offer a discounted beach service. If you choose this option, vendors will set up two umbrellas and four chairs, Sunday-Friday from 9 a.m.-5 p.m. Many of our guests enjoy this amenity as it guarantees a prime reserved spot on the beach and does not require you to lug the umbrellas and chairs back and forth yourself. This typically runs about $500 a week, through the vendor. But, because we have a contract with them we offer it to you for the steeply discounted rate of $250 + tax.

**Pets: we are open to hosting your furry friends. However, please inquire before booking. Pet fee is $150 per stay.

**This HOA does not allow overnight parking for large vehicles or tow vehicles including: uhauls, RV's, tow trailers, etc. If you have such a vehicle please inquire with us about how we may be able to accommodate it somewhere else outside the HOA before booking. If you have already booked please call us to discuss your options.
