Country villa with private swimming pool and tennis court, located on the hills of Valdichiana in Tuscany.
This property can sleep up to 9 guests thanks to its 5 bedrooms and its interiors, which has been furnished with taste following the typical Tuscan country style. The house has any kind of modern comfort to guarantee tranquility to the guests, including a pool table in the lounge.
On the outside, Zeffiro is surrounded by hills and nature beauties that distinguish Valdichiana and offers a big fenced garden, a beautiful swimming pool with sunbeds and a tennis court where you can freely play: that’s the ideal place for people who wants to relax and enjoy the most beautiful days in every season! In addiction, there is a bbq equipped area, covered with a pergola to comfortably dine outdoors.
Zeffiro’s position is ideal to discover beautiful villages in Valdichiana, Orcia Valley and in the nearby Umbria. From Arezzo’s railway station you can easily reach Florence, Siena and Rome.
The owners live nearby and are always ready to suggest places to visit and where to try the typical Tuscan cuisine.

Loads of positives about this property - not least the super-friendly and helpful host, Angela and the location a short drive from Cortona. The pool is also a good size with a large shallow (c.3ft) end - it isn’t heated though so something to consider - we found it right on the edge of refreshing and off putting in c.27 degrees temperatures.
The property itself has many nice features that you’ll see on the summary. It definitely has a very “lived in” feel which was fine for us but mightn’t be for anyone looking for super-modern/luxury accommodation.
Earplugs recommended for light sleepers - the neighbouring dogs don’t come with a mute button!
Some of the beds could do with upgrading too - not the comfiest nights sleep ever and coupled with no a/c in the two downstairs bedrooms (again in 27 degree heat this was just on the edge of being a bit uncomfortable even with the provided fan) then very particular sleepers may struggle a bit, but we generally coped ok - a really comfortable bed in each room though would probably make a real difference.
We were unlucky in that the local pizzeria which is literally 100m walk and looked good was shut fir the week we visited. There is a cafe/bar next door that does breakfast food/baguettes and who were super friendly also. Otherwise the immediate surroundings are residential with the local shop seemingly shut permanently. A small grocer is about 3 minutes by car but probably not comfortably walkable with groceries. Supermarkets are otherwise easily within 5-10 minutes by car. You’d definitely need a car though as we were told arranging grocery deliveries was not possible.
Angela lives right next door and the property is overlooked by a couple of other neighbours - again not an issue for us - the main pool outdoor area feels quite private - but if you’re looking for complete privacy or isolation it may not be for you.
Also worth noting that the upstairs apartment (3 bedrooms and kitchen/living area) is linked indoors to downstairs by a quite steep spiral staircase. There are also outdoor stairs but that involves going out the front and round the side for access. We mainly used the latter and it was no problem for us but may be worth considering for anyone with mobility issues or small kids where the spiral stairs could be a slight hazard.
The kitchen is also quite small and with limited plug sockets so we had a bit of a queue at breakfast to use the plug for kettle, coffee machine, toaster ???? ...

Wir waren gemeinsam mit Freunde da und haben verschiedene Ausflüge nach Arezzo, Perugia, montepulciano & montalcino unternommen. Cortona selbst auch fantastisch. Super Ausgangslage

We had a very pleasant stay at the Zeffiro house. The house is very comlete with tenniscourt, snookertable a.s.o. All items were in very good state . The only critical point we had was the number of the house. The voucher stated 54 but we have only seen number 48.
