Property was clean just kids had issues with bunk beds and both mattresses were old and very hard to sleep on. Kayaks need to be replaced and they have holes at the bottom of them, river is not what I expected. There was work truck with materials at the back of property.

We didn’t get to stay long because of the amount of rain that dumped on central Texas it flooded the rivers, which was not anyones fault. But the place was great. Cute perfect for our family and we will be going back to enjoy our stay. The owner was super helpful and communicated great with us during our stay.

It was a nice stay, beautiful yard and backyard. Loved the kayaking and fire pit! The pillows on the bed in the living room were dirty, and there were some dirty dishes. Nothing awful- but I did feel slightly misled by the ad- especially with the shower curtain bedroom door. It was a nice, private stay for the few days we were there and the host was very communicative.

This was a beautiful place. Very quiet but close to town. Communications with host was above and beyond. We will be back!

Great time! Family friendly! Would stay again! The fishing boat was a big plus! We put our trolling motor on it and our two oldest boys were rarely seen and we all caught keeper catfish and small bass, Swimming in front of the house wasn't good bc if low river level but we went to the waterfall and swimming hole north of river via boat and kayak and had a blast! The firepit was really nice! You can hear the plant across the river but you learned to tune it out. Looking forward to coming back next year!

Everything was very clean upon arrival! Plenty of things to do all at this one property. Fire pit for smores, fire pits for cooking, available kayaks and flat bottom boat for fishing, board games, outdoor toys the list goes on! Not to mention that the house was more than well stocked on all essential cooking appliances and utensils.10/10 perfect for our family of 4!

The home, although small, felt very spacious and is well laid out. It accommodated myself, my husband, and our 3 boys ranging in age from 5-19. I loved the wide open kitchen and bar area because I could still be connected with the family while making meals. The house had everything we needed in terms of cooking and service utensils, as well as a coffee maker that could do either a pot of coffee or single K-cups.
The yard is absolutely gorgeous with huge trees, lots of shade, and 2 hammocks. We used the charcoal grill down by the water to make dinner one night and that was nice. We did a river outing right from the property and went fishing with the boat and kayak provided. Caught a few fish, but the water was a little too stagnant in some places for my liking, to no fault of the homeowner. We made our way down to a Little rock beach and swam for a couple of hours and the kids loved that!
The homeowner was so helpful and accommodating and easy to talk to like an old friend. The location was a short drive from everything we wanted to do (exploring caves, water park, Jacob’s Well, Canyon Falls Swimming Hole, McKenna Children’s Museum, and shopping if that’s your thing).
We chose this location for peaceful relaxation and that’s just what we got. The back porch and hammock were wonderful for drinking coffee and reading books while the kids played nearby. I highly recommend this property if you’re looking for a peaceful getaway. I’d like to come back without kids next time!

Pictures do not do this property any justice. The interior of the home is beautiful and well laid out for the space. The yard is huge, and while the river was full of floating algae near the bank, it did not stop us from going in. We didn't have the chance to utilize the kayaks and boat included, however, Chuck informed us of where to find the oars and life jackets. Would stay again!

We truly enjoyed our stay and all that this listing has to offer. We played volleyball, Frisbee, WiffleBall, and we fished out of the kayaks and small boat. We also enjoyed the really cool swings on the property. The owner was great and a joy to meet. He is very, very good as far as communication and he genuinely cares about his guests. The house was well stocked with everything you might need. If I was forced to find a negative I would say that the restroom door squeaks when you open/close it. Overall I would give it a 10! We would love to come back for a stay in the future.

We enjoyed this place, with its huge garden and access to river. House is very well equipped. We appreciated the kayaks and all the toys. There is indeed a factory in front of the house but we did not find it bothering. My only comment is that the level of the river was very low, but we can’t do anything about this. There is also a grocery store 5 minutes from the house and they have a huge selection of meat. I recommend this property to families with kids.

We really enjoyed our stay in this sweet, little home! Owner was very friendly and helpful and super communicative! We had everything we needed, the river access and amenities were great, and we thoroughly enjoyed this little private getaway. Would definitely stay again and highly recommend for a small family stay!

Great peaceful place out in the country with Seguin and San Antonio nearby. Wonderful shaded backyard and covered patio. Lots of natural light and well equipped kitchen. Perfect landing spot for hubby and me after our daytrips in the hill country. There is a steel mill across the river but we didn't notice it much. It's mostly blocked by the trees and any noise was not that loud and not constant. Not that different from city/ neighborhood noise in a moderate-size town. Just something to consider if you're looking for stillness.

Nice country location to get away from hustle and bustle of city life but some things were hard to overlook.

Communication with owner was good.
Check in was easy
Property was not impeccable but was clean enough.
Nice kitchen, supplies and oven was great.
Dislikes:
Very intrusive huge factory directly across the river from property with 24/7 noise. Background hum and periodic sirens and backup beeping of fork lifts and occasional saw made sitting outside less enjoyable. Had to run fan on hvac and kept windows shut dues to constant noise which continued unabated all night long 24/7.
Lighting inside very dim and poorly positioned in kitchen space and in shower and sink.
"Waterfront"was bit of a misnomer in advertisement as water levels on the Guadalupe extremely low and apparently have been for a long time according to next door neighbors. Working on the dam system and prolonged drought in TX apparently were the culprits. Did not take kayak out due to mud on waters edge and extreme low conditions would make very difficult to get down to water from above.
Little disappointed overall. Could be alot prettier with higher water levels but factory noise and it's location directly across river bank was very hard to overlook.
Sorry about negative review but I had to be honest.
Please also make sure everything is working properly as dishwasher was out for our stay which wasn't huge but still would have helped with dinner clean ups.

We were thrilled with this house! It had everything we could have needed, was an easy walk to the river, and we enjoyed the kayaks they had. The kitchen is fully stocked, even with a water cooler. My kids loved the bunkbeds! The only drawback at all was the loud factory across the river.

Our stay was wonderful! The owner stayed in contact and always responded in a timely manner. Having the river in the backyard was relaxing and convenient. Perfect for a family with small kids. Location of the cabin was great, close to the outlet malls, caverns, good restaurants, and stores but also secluded enough from all the traffic.

The house is right on the banks of the Guadeloupe river and is a nice quaint little place for a family of 4-5. It's 15-20 minutes from schliterbahn, and 30 from San Antonio and 60 from Austin. Kind of the perfect central zone to do a homeschool sight seeing trip. My kids did some fishing and kayaking, and a good time was had by all.
