Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.

2. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 3 days post-checkout.
3. Outdoor areas are off-limits after 10:30 PM, including decks, balconies..
4. No parties or unapproved gatherings allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. No "schoolies, bucks or hens' bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
9. Only the number of guests specified in your booking can be on the property, with a strict maximum of 7 guests unless prior approval is obtained.
10. Parking is only permitted in designated areas on the property; no street or nature strip parking - There is space for 2 cars in the driveway.
NOTE: Reservation is not 100% confirmed until guest verification process has been completed. Strict council rules apply to this listing.

Staying at the Eighth was a joy for our family. The 4 kids shared a bedroom which was a novelty for them. The wood fire was a welcome addition in the evening as we relaxed in the lounge area and cooked up a storm in the kitchen. Kitchen was really well appointed and very generous with coffee pods and other necessities. The yard was secure for our furry friend too so she could wander around safely from the front to the back. The house was walking distance to the Rosebud market and pier so that was a lovely family thing to do, as well as being only a short drive from the Dromana Drive In. Bathroom was modern however the hot water only lasted for one of my teenage daughter’s showers so hubby had to have a brief cold one! Overall communication was excellent and host was very helpful, polite and approachable via text.

The space was perfect for taking our dog away with us and spending a few nights in the Rosebud area. Very clean and easy communication meant we didn’t have any complaints.

We had a lovely time. The communication from the owners was great. The house was compact, but had everything we needed. Our dog loved it there too. We could walk to the beach in about 20 minutes. We would recommend this to anyone wanting a getaway
