Located directly on the boardwalk, you are perfectly positioned to explore everything from Newport Pier to Balboa Village, all just steps from your front patio.

LIVING & DINING AREAS:
The living and dining area features comfortable sofa seating, cable TV, and a dining table with seating for eight. Sliding glass doors open to the expansive front patio, creating seamless indoor-outdoor living and showcasing incredible ocean views.

Enjoy sweeping ocean views and direct access to the boardwalk just steps away.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes all major and small appliances. A breakfast bar with barstool seating for three provides additional dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private, exclusive access to the entire ground-floor residence, including all interior spaces and the oceanfront patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Heating is provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one queen trifold floor mat (best suited for children) is provided. Twin rollaway beds can be rented instead of the mat by making advance arrangements with our office.

Laundry: A washer and dryer are located in the hallway laundry room, with complimentary laundry supplies provided.

Parking: One carport parking space is provided per unit and is suitable for most vehicle sizes, with access from the rear alley. Additional neighborhood parking is available, including both metered and unmetered options.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The key question is would you stay here again and the answer is yes. Great location and space was exactly as advertised. Big living room and kitchen and 4 ample bedrooms with two baths. Walk to restaurants, icecream and the main beach which had a market on the weekends and USA volleyball during the week. I missed the fact that there was no AC which was a little tough especially at night. The breeze was good from the large sliders but flies and other small knits were an issue when eating. Also, could use a coat of paint. The walls were all marked up. This didn’t affect the stay but was a bit unsightly. Also 30 minutes to Disney.
