-Rental Agreement must be e-signed after 48 hours after booking, which requests the names and ages of adult guests.
-Included with your reservation is an accidental damage protection insurance policy that protects everyone from any unexpected accidents. The full name, address and date of birth of the primary renter must be submitted within 48 hours after booking to our insurance partner, Safely.
-Bachelor/Bachelorette groups must all be over 30 years old.
-Age restrictions apply. Please inquire for more information.
-Additional deposits may be required.
-No pets allowed. If you are traveling with a pet, reach out as we can help you find a pet-friendly place.
-There is a Ring Doorbell camera used for 24/7 security purposes.
-Please do not throw, hit, or launch anything over the cliff, e.g. hitting golf balls. Evidence of such activity will result in a $500 fine. Thank you for being respectful.
-Fireplaces are not available for guest use.
-Pool is not heatedable.
-To keep our home beautiful, we ask that you not hang decorations on the walls. Tape, tacks, and other adhesives tend to peel paint and leave marks, etc. Glitter and confetti decor are also prohibited both inside and outside. Evidence will result in an additional cleaning fee of $250, plus the cost of damages to home.
-Enjoy a smoke, just not inside. Please ensure all doors and windows are shut and dispose of your ends in the outdoor trash bins. Indoor smoking will result in a sizable fine.
Events: Require Prior Approval + Event Fee based on event specifics. Max of 30 guests (no exceptions), no amplified music and all events must end by 10:00p. Supplemental Event Contract + Refundable Deposit Required.
-Reservations made during Festivals and Conferences are non-refundable, i.e., SXSW, ACL, F-1, etc.
-Please Note: There is a tenant that occupies the garage apartment on the side of the home but there are no shared spaces and the tenant does not have direct access into the home.

The layout of the house was wonderful for a large group. The pool was clean, and we enjoyed it thoroughly. Game room was fun and entertaining. There were games available to play. We loved them. Just a few draw backs. The Jack and Jill upstairs bedroom the Kingsize bed was not comfortable at all. The internet could not be accessed. The outdoor kitchen grill was dirty, but we cleaned it and was able to use it. A fan could be installed in the outdoor kitchen area to blow the smoke away instead of just hanging in the area. All and all we would stay here again it had a wonderful view of the bluff.

The home is very spacious and clean inside. However there were a lot of issues/annoyances that management should know. When we filled out the guest list it asked the ages of the children, one of which was under 1 year. We asked for a high chair and was told there was none. How do you operate a VRBO without a high chair? Its an inexpensive investment and a necessity for families with children.Two of the bathrooms had outlets that did not work ( GFI problems ). Ladies had to blow dry their hair in the kitchen !One bathroom had 4 burned out light bulbs- only one working. Master bedroom door does not latch shut. Nor can it be locked from the inside. Door to Master bedroom bath cannot be closed from inside - there are no knobs.The kitchen is awesome - just needs better stocking of cooking utensils. Especially cutting knives ( there was one ). Loved the double dishwashers .I thought is was going to be great cooking at the outdoor kitchen on the patio with a nice view, but there are two bird nests ( with a sign that says they are protected) with droppings everywhere - a pile on the floor and all over the kitchen. This just didn't happen in a few days since someone else's last stay, it has been cleaned in a long time. You have to sidestep the poop when going out the door.The exterior landscape of the property is dreadful. Dead trees in front of the house, a lot of dead plants. Weeds everywhere. Trees needing trimming. Even a large pot at front entry should be inviting but is fu
