About this house rental

Summary:

Picture six bedrooms filled with your favorite people, a pergola-shaded hot tub

steaming under the stars, and a fire pit crackling just three miles from downtown

Lexington. This fully renovated Southland home sleeps 12 without anyone touching an

air mattress. Mornings start with coffee on the patio; nights end trading stories by the

fire. Keeneland, UK, and Lexington's best bourbon are minutes away — the rest of the

weekend is yours.

The Space:

This isn't a house you visit — it's a house your whole crew disappears into for a

weekend. Six bedrooms, 3.5 bathrooms, and 7 beds spread across two floors mean

nobody is negotiating over air mattresses or the pull-out couch.

The main-floor primary suite is the quiet retreat: a plush king bed, a private en suite

with a walk-in shower, and enough distance from the shared spaces to actually sleep

in. Upstairs you'll find three additional king bedrooms — bright, calm, and ready for couples or grandparents who want their own door to close. The shared upstairs

sleeping area rounds things out with two queen beds and its own TV-equipped

common area, where the cousins camp out for movie night while the adults wind down

downstairs.

Bathrooms are split thoughtfully: the primary's en suite, a second-floor full bath

stocked with shampoo, conditioner, and soap, and a half bath on the main floor by the

laundry room.

The heart of the house is the open-concept main floor, where a newly remodeled

kitchen — four-seat island, updated cabinets, full appliance package — flows into an

8-seat farmhouse dining table and a living room built for lounging. Cook a real meal

for twelve, then carry plates straight to the table without missing the conversation.

Out back, the fully fenced yard is where this place earns its keep: a pergola-covered

hot tub running year-round, a fire pit for the nights that run late, a patio for lounging,

and a grill fired up for cookouts.

A dedicated workspace, in-unit washer/dryer, and high-speed WiFi mean this house

works just as well for a remote-work week as it does for a Keeneland weekend.

WHO THIS HOME IS BEST FOR

This home is built for groups who want space, not a hotel hallway. Multi-generational families booking a reunion will love that grandparents, parents, and kids each get real

privacy instead of sharing one cramped suite. Keeneland race-weekend groups and

UK game-day crews get a home base minutes from the action with room to spread

out. Wedding parties and milestone birthday trips (we've hosted more than a few)

appreciate the mix of communal spaces — the farmhouse table, the hot tub, the fire

pit — plus enough bedrooms that nobody's sharing a bed with a near-stranger. Horse

show travelers — we've hosted groups in town for the Horsey 100 — need exactly this:

close to the venues, big enough for the whole crew. Remote-work groups will

appreciate the dedicated workspace for a week that feels like home.

Guest Access:

Guests will receive a 4-digit code to access the smart lock on the front door for a seamless and secure check-in experience.

The Neighborhood:

The property is in the Southern Heights neighborhood, a quiet, residential, suburban, and family-oriented area in southwestern Lexington. Location-wise, it's fairly accessible to major roads, making it reasonably easy to get into other parts of the city by car. There are a number of restaurants along nearby Southland Drive.

Getting Around:

LOCATION & WHAT'S NEARBY

You're three miles — about 8 minutes — from downtown Lexington's restaurants,

breweries, and Rupp Arena. The University of Kentucky campus is roughly 10 minutes

away, a natural home base for game weekends and campus visits.

Horse country is the real draw. Keeneland Race Course is about 15 minutes by car,

and the Kentucky Horse Park — home to the Rolex Grand Prix and International

Museum of the Horse — is roughly 20-25 minutes north. Woodford Reserve Distillery

is about 30 minutes away and Buffalo Trace in Frankfort is around 35-40 minutes,

both easy bourbon-trail day trips.

Closer to home, Southland Drive itself is walkable — local restaurants, Southland

Bagel, boutique shops, and a Sunday farmers market (April-October) sit around the

corner, plus Fayette Mall is about 5 minutes away. For a bigger adventure, Red River

Gorge is roughly 75 minutes east for a hiking day trip.

Drive times are approximate and will vary with traffic.

PARKING

Parking accommodates up to 6 vehicles between the private driveway and additional

street parking directly out front — plenty of room for a multi-car group or a couple of

families arriving separately. One note: please don't block neighboring driveways when

using street parking. Per local ordinance, vehicles that do will be towed, so we ask

everyone to be mindful of the neighbors on this quiet residential street.

Other Things to Note:

After confirming your reservation, you’ll receive access to our Guest Portal, which must be completed before check-in. It includes your check-in instructions, house rules, and required guest information.

You will also be asked to review and sign our external rental agreement. During this process, you’ll have the option to purchase a nightly damage protection plan (damage waiver) for coverage against accidental damages during your stay.

🐾 Pet-Friendly Stay

We’re happy to welcome pets in our property! We allow up to 2 pets, and there is a $100 pet fee per pet. Please inquire and let us know in advance if you’re bringing pets so we can add the fee to your reservation. This helps us prepare the space and ensure a comfortable stay for you and your furry friends.

There are very few rentals that accomodate our vacationing family. With 6 Kings and 2 fulls everyone had their space. We felt right at home in this freshly redecorated Horse Themed home! Kitchen had everything that we needed. Communication with Seth was easy! Very responsive! We plan to rent this one again as we visit Lexington often!

Had a wonderful stay! The house was very clean and comfortable for a family of six two dogs. Seth was a very gracious host with great communication throughout our stay. Will definitely be back again next time through Lexington.

I thought this property was great! Very good communication from the host, wonderful location with the nicest neighbors (we trick or treated so we met several!), clean, and very comfortable beds. It met all my major desires in a VRBO! I also feel I should point out that the master closet had plenty of room for a pack and play or a pallet for a child to sleep (i used to want that information about every house we booked!!!). I do appreciate super honest reviews, so I will say that if you are hyper aware of details, there are things that may bother you…a toilet paper holder has been pulled out of the wall and not repaired, the back yard shed area could be tidier, several outlets in the dining area didn’t work, and there were only 4 cereal spoons which seemed funny and ironic for a place with so many beds and table settings. Frankly, though, these types of issues can be found in my own home, so they didn’t bother me at all. But in the spirit of an honest review in case these issues would bother you, I’m including.
