Great location - family owned. The family were so lovely. It was a 10 min walk to the main part of town. Beautiful rice fields right across from the homestay. Beds were comfy, AC was perfect.

Location is phenomenal, 10 min walk from Tam Coc main town, surrounded by gorgeous karst mountains and rice fields. They have 4 of the sweetest, cutest, friendliest puppies.

The AC did not work. Moved rooms the first night but the AC in the second room still didn't work properly. Shower was rusted through and not functional. Rented a scooter from them - the brakes didn't work, it constantly stalled out, the gas gauge didn't work, felt unsafe and dangerous for them to let someone take it out. The 'garden view' is a pond / canal that is full of trash and plastic bags, not a great ambiance. One night they played music at an absurd volume till past 10 (in my room with headphones and couldn't hear my music over theirs). Staff was generally unavailable or sleeping, anytime I needed anything I had to find them and wake them up.
