Hotel Opera

We started with the small room, and then decided to upgrade, because it was very hard to move around in such a small space. The rooms are very clean, and generally it's only for sleeping. The showers in all of the rooms are exceptional, clean and we enjoyed having strong showers with excellent pressure. After moving to the 8th floor where the room was bigger, it was a real Joy being in the building. It's all about location anyway. You step out of the property, and turn left, and after 20m you're already in the train station that will take you everywhere. One stop to shinjuku. However you can get to every popular tourist location very quickly which makes the holiday the more enjoyable. This entire street is filled with discount purchases, and you can even get an excellent egg sandwich at Don Quixote which is a famous discount store only meters away from the property. Alcohol is exceptionally cheap, and restaurants are abundant all within walking distance. Indian outlets, Japanese food, Korean food, KFC, McDonald's... and there is always 7-Eleven across the road along with many convenience stores meters from the property. A wonderful experience for the 8 days we stayed there, and we will be coming back definitely. The staff were also wonderful. We highly recommend this location, we highly recommend this accommodation. We booked 6 nights at Hotel Opera, and decided to leave after 3 and look for another accommodation. When we checked-in, we got the smaller room in which you could barely move and could not even open your carry on luggage. They gave us a bigger room for an additional charge that we accepted, paid and moved in. We were with our Japanese friend who discussed all this at the reception in Japanese, so there was no misunderstanding. He asked the receptionist 3 times to confirm the price difference which we accepted and paid. The next day, new receptionist requested we pay extra as they only charged us for one night. We put our Japanese friend on the phone to discuss the issue on our behalf, and the receptionist said it was ok and no further payments were required. Finally, they asked for additional payment again after discussing it with their manager at which point we declined it and decided to leave the hotel and look for another accommodation. At least they said that we won't have to pay for the bigger room for 2 days if we leave the hotel and to take it up with agoda.com about reimbursement for 3 days that we won't use. We are now looking at agoda.com to resolve this dispute and reimburse us for 3 days. Nobody at the reception spoke English, they would not honor their own charge, and were not willing to resolve it unless we paid extra for the service that we had already paid for. Very bad experience.

Hotel is near two stations, clean rooms and lots of food nearby

To be clear, we were well aware that this was a love hotel and that the official check-in time was 8pm. However, that does not excuse the fact that our room was STILL NOT READY when we arrived at midnight. We were absolutely exhausted after a long day, yet we had to wait for the staff to clean our room at the last minute. When we asked why the room was not ready, the staff explained that the hotel also accommodates short-stay guests. However, how does that justify our room being unavailable four hours after the official check-in time? If check-in starts at 8pm, the room should be ready by then. Guests who check in later should not have to wait for their rooms to be cleaned at the last minute. Things did not improve on the second night. Our room was not cleaned at all during the day, despite us being out for most of the time. We returned late in the evening, only to find that the room had been left uncleaned. Based on our communication with the staff, it appeared that housekeeping had overlooked our room. The staff did offer to clean it immediately, but after having to wait for our room to be cleaned on the first night, we were absolutely not going to waste more of our time waiting again. We ended up having to collect fresh towels and amenities ourselves. The room itself was very small, with barely enough space to open one piece of luggage and only three hooks for hanging clothes. Having stayed in numerous hotels in Japan, we genuinely felt that even the bed was smaller than a standard Japanese semi-double bed. The mattress also did not have a fitted bedsheet, just a top layer. To make matters worse, we found used condoms behind the bed, which raised serious concerns about the thoroughness of the room cleaning. To top it all off, the toilet bidet did not work throughout our entire stay. When we informed the staff, we were told that it required a special battery that they had already ordered. Unfortunately, it had still not arrived by the time we checked out. Having a non-functional bidet throughout our stay was another major disappointment. As expected, train noise was very loud, although earplugs were provided. The location itself is reasonable, near Okubo Station and within reach of Shin-Okubo. We genuinely enjoy staying in this area because of its lively atmosphere, so the location was probably the only real positive about this hotel. Overall, the experience was extremely disappointing. Having a room that was not ready at midnight, a room that was not cleaned on the second day, used condoms found behind the bed, a tiny room and a non-functional bidet made for a very frustrating stay. We understand the type of hotel we booked and its stated check-in time, but these basic cleanliness and service issues are simply unacceptable. The location is good, but we will definitely not be staying at this hotel again.
